Perfect for a spacious family home or a luxurious holiday home, this delightful architect-designed villa of 170m² is located just 15 minutes away from the centre of Pau in an exclusive residential area.

Recently re-styled by an interior-design architect, the villa has four spacious bedrooms (with the possibility of creating a fifth), a south-facing swimming pool, a sunny outdoor dining terrace and beautiful woodland grounds of 1,500m²,

The villa is approached along a country lane, which winds uphill through a peaceful hamlet. Decorative metal gates open into a private driveway, where you can either park outdoors or inside in the villa's garage. It should also be possible to get permission to construct a carport adjoining the drive.

The garage is 27m² and has a door into the villa's kitchen, which is very convenient when unloading shopping from the car. The garage also has a concrete staircase down to a basement level beneath the villa and which is currently an open-plan area of 60m².

Outside, the south-east-facing terrace is the perfect spot for dining alfresco - and there is a covered area at one end of the terrace. Steps from the terrace lead down to the swimming pool and a small poolhouse, which could also be used for storing garden furniture.

Planted with some fruit trees and shrubs forming a hedge, the villa's lovely grounds slope down gently to an area of woodland bordering the property. There is already a built-in barbecue, but you might want to add a summer kitchen, a children's play area, a boules piste...

This super property is located in the beautiful Béarn, between the mountains and the sea. THE LOCAL AREA

Located on the outskirts of a lively Béarnais village with a boulangerie-pâtisserie, a supermarket, an eco farm shop, a chemist, two physiotherapists and bar-restaurants, this charming villa is just 15 minutes away from the centre of Pau. From the village, there are regular buses and local trains (TER) to Pau, Lourdes and the nearby town of Nay, which also has a weekly farmers' market.

There is a primary school in the local village for young children; for older children, there are excellent collège-lycées in both Pau and Nay, which offer a range of study options (some in English), as well as the chance to specialise in theatre, dance, sports… and even horse riding (NB: equestrian centre in the local village)! There is also the International School of Béarn in Pau, which follows the English National Curriculum and awards UK qualifications.

The villa is close to the Vallée d’Ossau, which extends all the way up to the Spanish border in the Pyrénées. The closest ski resorts are 50 - 60 minutes away at Val d’Azun, Eaux-Bonnes, Gourette and Artouste. Closer to home, there are several leisure lakes for swimming and watersports , as well as exciting white-water rafting on the local rivers ("gaves").

If you prefer beach-based activities, the Atlantic coast is about 90 minutes away, where you can picnic, swim and surf at Biarritz, St-Jean-de-Luz, Hendaye, Hossegor...
