This gorgeous mill property is a highly successful gîte business with huge potential!
Located in a pretty village in the Vallée d'Aspe, the property comprises a main house with two gallery bedrooms, a garage and three holiday cottages - one of which is a 16th-century mill! The property's fairytale woodland grounds of 2.5 acres are bordered by a river and crossed by two millstreams, making the land perfect for horses and ponies.
Should you require more living space in the main house, the owner has architect's plans for enlarging the property (permission required) - and if you work from home, one of the cottages could be used as an office/consulting room...
If you are hoping to welcome B&B guests and pilgrims, the gallery bedrooms in the main house have private en suite shower rooms.
Both you and your guests will love the property's tranquil riverside location, as well as its proximity to ski resorts in the Pyrénées and chic beach resorts, such as Biarritz, on the Atlantic coast!
...
Bursting with character and cachet, this historic property includes an ancient mill that dates back to the 1500s!
Lovingly restored and renovated, the delightful main house is completely ready for the new owners to move into - and the three holiday cottages already have bookings for 2026, so you can open for business immediately!
Cottage 1 is adjacent to the main house, but has its own private entrance.
Cottage 2 is the ancient mill building and is set away from the main house. Tastefully renovated and modernised, the mill has a glass floor panel in the sitting room where you can see one of the millstreams flowing beneath the building!
Cottage 3 is a little further away and is next to a partially renovated chalet, which is currently used as a garage. With permission, the chalet could be transformed into more accommodation, such as an additional gîte or B&B suites.
The main house and the adjacent Cottage 1 form a U-shape around an internal courtyard with a decorative fountain and a traditional open gallery on the building's first floor.
The main house (approx. 100m²) comprises the internal courtyard, a south-facing dining terrace, a sitting room and a kitchen with a dining area. From the internal courtyard, steps lead up to a charming gallery and two bedrooms, each with an en suite shower room. The bedrooms could be used for accommodating Bed & Breakfast guests.
Adjacent to the main house, Cottage 1 (approx. 48m²) has its own private entrance and garden. The cottage also has a covered terrace, which has views of the river and grounds. The ground floor of the cottage comprises an open-plan sitting room/dining room/kitchen, a shower room and a separate WC; the first floor of the cottage has two bedrooms (both with sloping ceilings).
Cottage 2, the ancient mill (approx. 55m²), is a short walk away from the main house. Beautifully restored using traditional and ecological materials, the mill is now a cosy gîte with a private garden area and a covered terrace. The ground floor comprises an open-plan sitting room/dining room/kitchen with a glass floor panel above the millstream, a shower room and a separate WC; the first floor has two bedrooms (both with sloping ceilings) and a second WC.
Cottage 3 is a single-storey gîte (approx. 60m²), comprising a private covered terrace, an open-plan sitting room/dining room/kitchen, a utility room, two bedrooms, a shower room and a separate WC.
Next to Cottage 3 is a partially converted chalet (approx. 65m²), which is used by the owners as a garage. There is also a workshop area and a small room with en suite shower room. This room is currently being used as a consulting room. Subject to permission, the chalet could be perfect for transforming into an additional holiday cottage or some B&B bedroom suites... or to use as a games room, a home cinema, a gym, an art studio...
There is ample space in the grounds (10,060m²) to instal a swimming pool (subject to planning permission). There is also more than enough room to create a children's play area, along with a summer kitchen and a barbecue area, where you - and your guests - can enjoy sunny breakfasts, lazy lunches and romantic suppers beneath the stars...
The property is located in a pretty village in the picturesque Vallée d’Aspe, not far from the riverside town of Oloron-Sainte-Marie. There is a primary school in the village and a school bus to secondary schools in nearby Oloron-Sainte-Marie.
Oloron-Sainte-Marie (10 minutes) has an excellent choice of shops and hypermarkets, along with a theatre, a hospital, a cinema and a swimming pool. There are also some smaller local shops about 5 minutes away from the property.
Pyrenean ski resorts are 45 - 60 minutes away; numerous chic beach resorts are 80 - 90 minutes away on the Atlantic coast; the Chemin-de-St-Jacques-de-Compostelle passes the property's front door!

THE POTENTIAL!
This excellent property comprises approximately 100m² of living space in the main house, making it perfect for a couple or a young family. Should you need additional living space for a larger family, the main house could be enlarged (architect's plans available - permission required), or.the adjacent gîte (Cottage 1) could be used as an annexe.
All three holiday cottages are ready to rent out to holidaymakers, with bookings already made for 2026. Should you wish to create a fourth holiday cottage or some luxurious Bed & Breakfast suites, the partially converted chalet could easily be transformed into holiday accommodation (permission required)... or you could use it as an office, a consulting room, a gym, a games room, an art studio…
Out of season, the cottages could accommodate Bed & Breakfast guests, who often prefer to book shorter stays. This lovely area attracts tourists all year round due to its proximity to the Pyrénées and the Atlantic coast - and many of these visitors are looking for high-quality accommodation halfway between the mountains and the sea, especially during the summer months, the skiing season and for Christmas and New Year.
Located on the Chemin-de-St-Jacques-de-Compostelle pilgrim route, you may also wish to offer B&B to passing pilgrims as they make their way south from Oloron-Sainte-Marie towards Spain...
