MEDIAS AND DESCRIPTION

Barn Courchevel Le Praz - Courchevel Le Praz

€320,000 - £265,274**

This wonderful property is close to a charming little baroque Renaissance chapel in a small traditional Savoyard mountain hamlet nestled in the domain of Courchevel, which is the jewel of the 3 Valleys ski resort.

Ideally situated between the 3 Valleys ski resort & the Paradiski area, offering approximately 1000 km of well-maintained ski pistes, the hamlet also has the advantage of its proximity to the ever-popular village of Bozel with its beautiful lake for summer swimming & paddle boarding.

The surface area of the plot is 112 m².
The total gross floor area of both cellars is 107 m².
On the east side of the property, there is approximately 7 m² of land running along the length of the house directly under the eaves of the roof.
The total gross floor area of the house & barn, including the cellars, is 279 m². Therefore, the total gross floor area of the house & barn, not including the cellars and outdoor space under the eaves, is 165 m².
Private parking 70 m

The property consists of an old semi-detached house in poor condition spread over two levels & in need of complete renovation. There is a vaulted stone cellar underneath & an attic in poor condition above. Both are already hooked up to electricity.

Attached to the house is a beautiful huge open stone barn laid out over 3 levels with another vaulted cellar below hooked up to electricity.

Connection for all utilities (water, electrics, & drainage) are in immediate proximity allowing easy hook up.

The property includes a plot of land to create up to 3 parking places within 70 meters of the house & barn.

Planning permission was previously granted to convert both the barn and the house in to 3 separate apartments allowing you to have your own place to come and go as you please while renting the other two apartments out for holiday lets or long-term rental.

This is a wonderful opportunity to create your dream home & put your own stamp on the property as you are starting with a blank canvas with lots of volume for creativity.

About Ski area of this property

Ski Area: Three Valleys

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area... The largest linked skiing in the world. The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 - and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing. It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes. An interesting and wonderful area all year round, there is much more here than the snow sports.

Ski Resort: Courchevel Le Praz

Le Praz is a charming ski resort based around a pretty, traditional mountain village. Even as the resort grows the centre remains full of character with narrow streets and attractive old buildings and in the main the new developments have been done with taste in the traditional materials of wood and stone. It has a small lake as its focus next to which the two ski lifts are situated.   It is a very popular resort due to its authentic, welcoming feel with the small centre providing a daily meeting point for regulars so new arrivals can quickly settle in and get to know who’s who and what’s where. Its prices compare very favourably to the more expensive resorts higher up the valley, and it offers enough to keep most members of a group happy. It welcomes a wide range of visitors; families, those with a basic budget, and a wealthier clientele who don’t subscribe to the glitz of 1850.   It has a life of its own throughout the year although it is very quiet out of season with just a shop, bar and restaurant remaining open. In the main summer season, July and August, it is also fully open and the winter season usually runs from mid December to the end of April.   The lake, frozen in winter, makes a stunning backdrop for the huge fireworks competition held here each year along with many music festivals both summer and winter. At the back of the lake is a huge ski jump which is used on the national and international competition circuit which along with walking, horse riding, parapointing, painting, golf, flying, climbing and many other superb mountain activities brings life beyond skiing to this village.   Le Praz boasts a good selection of lively bars, mouth-watering creperies and fine restaurants including "La Table de Mon Grand-Père" in Hotel Les Peupliers - a favourite treat of mine. It has a good standard of accommodation with a mix of hotels, apartments and chalets.   It is situated at the foot of the Courchevel ski area and is also known as the ski resort of Courchevel 1300. The Courchevel ski area links in to the massive 3 Valleys ski area. From the foot of the Gondola lift you are 2 lifts away from either Méribel or Courchevel 1850. So for skiing Le Praz is excellently situated with the two télécabine lifts, the Praz and Foret running from the centre. These can become hectic at peak weeks but locals and seasonnaires (winter workers) know it’s just a matter of timing your departure.   The Praz télécabine lift takes you directly into the centre of Courchevel 1850. The Foret télécabine lift takes you up towards the summit of "La Loze" at 2196m, giving easy access to the wonderful skiing of Courchevel and La Tania or the Meribel valley. Skiing back to Le Praz is a breathtaking experience in itself; tree lined pistes, some of the prettiest in the three valleys, lead you to the village. The jockey’s black run into Le Praz is quite something and a superb challenge to those who like to ski a bit closer to the edge. But don’t worry there are red runs too or the option to come down in the lift or free ski buses which run non-stop throughout the day.   The traditionally good snow, north facing slopes and extensive network of snow cannons enable you to ski back to the village throughout the season, but regardless just in case the pistes get a little scratchy you can always catch the bubble down.
