Built in 1469, this charming Basque farmhouse of 395m² is in a small rural hamlet located within easy walking/cycling distance of a large village with boulangeries, a supermarket and several schools.
From a large parking area at the side of the farmhouse, a gravel path leads around to the main front door of the farmhouse. To the right of the main front door are French doors, which open into a small reception room - ideal for using as an office/consulting room with its own private entrance.
Directly in front of the main front door is a south-east-facing dining terrace with an adjoining summer kitchen - the perfect spot for dining alfresco and admiring the magnificent mountain views! The farmhouse is about 10kms away from the picturesque town of St-Jean-Pied-de-Port in the Basse-Navarre province of the French Basque Country. The coastal resorts of Biarritz and St-Jean-de-Luz are about 50 minutes away to the west; the main ski resorts are about 60 minutes away to the east; Spain is just 10kms away.
The inland Basque Country is a true delight - rolling hills and open fields dotted with pretty white farmhouses with red or green shutters. The fields are often grazed by sheep, which are milked twice a day - and the milk is then used to make cheese called "Brebis". Other famous local delicacies are Bayonne ham, red piments (chilli peppers), Gâteau Basque and dark cherry jam from Itxassou to eat with the brebis cheese!

Due to its proximity to Atlantic beach resorts (50 minutes), Pyrénées ski resorts (60 minutes) and Spain (10 minutes), this area is an extremely popular place to live or to have a holiday home - and should you wish to create a Bed & Breakfast business, tourists visit this gorgeous corner of the Basque Country all year round! In addition, the "Route d'Artagnan" - a trans-European bridleway - passes within 1.5km of the farmhouse, so you might like to consider offering deluxe overnight accommodation to the horse-riders... and to their horses!
The bustling town of St-Jean-Pied-de-Port is just 10kms away. The town has many excellent amenities, including a swimming pool, a cinema, excellent schools and trains to Bayonne on the coast. As well as food and craft fairs throughout the high season, the town has a large outdoor market every Monday morning, along with a smaller market for local crafts and gastronomic specialities every Thursday.
St-Jean-Pied-de-Port is famous as the gathering point for pilgrims following the Chemin-de-St-Jacques-de-Compostelle before their steep climb into the Pyrénées and into Spain.
