House Saint Martin de Belleville - Saint Martin de Belleville
€655,000
- £548,268**
This charming house in the village of Praranger offers a huge amount of useable space for the money. In addition to the house set over 3 floors, there is a vast workshop area, which could potentially be transformed into habitable space, plus a large garage with outdoor space on top of it that could be exploited for a decked garden area and a cellar.
To access the property, you park initially in the large, covered garage, sufficiently large for up to 4 cars. Upon exiting the garage, you then pass the property's clean and sizeable cellar access door, then climb one flight of stairs to bring you to the front door.
Entering the property, you come into the first reception room with open fireplace that doubles as a dining space and kitchen. Just behind this space there is the living room with its charming vaulted ceiling and plenty of seating.
Off this area you have the technical room and a downstairs bathroom/laundry room at the back of the property.
Going back through the reception room to the staircase, you can then ascend to the first floor which houses a smaller, single/bunk room, the family bathroom, and the double bedroom with the raised bed. This room leads out onto the south-facing balcony that you can see on the front of the house.
The top floor of the property is made up of the double bedroom and en-suite bathroom that sit within the eaves of the property. This is a light and sunny spot thanks to the large velux window in the roof and the additional window out to the west.
In addition to the habitable space provided across these 3 floors, the property comes with a great deal of dependencies.
The largest of these sits above the vaulted living room space and is currently used as a workshop. With a footprint of around 55sqm, and with the possibility of creating a second floor within the building's structure, this could be used in a variety of different ways (workshop as is the current use; stock room for someone running a retail outlet; potentially transforming into habitable space etc)
As previously mentioned, the car garage is sizeable (around 57sqm) and on top of this there is a large outdoor space that is currently not used, but it could be decked and enclosed to make a superb terrace area.
The cellar next to the garage is also large (around 25sqm) and clean and dry, providing yet further storage space.
The property is sold with a small plot of land to the south side of the property, ensuring that the southern views cannot be interrupted.
In order to access the skiing, there is a lift (and return piste) in Le Bettaix, which is just 4 minutes from the property in the car (1.5km), and this is rarely too busy, so gives a great option for starting and ending the day stress-free. Alternatively, both St Martin and Les Menuires are easily accessible from the village.
The Belleville Valley is a fantastic mountain base throughout the year, with the well-known resorts of Val Thorens, Les Menuires and Saint Martin de Belleville offering a range of shops, restaurants and bars along with easy access to the Three Valleys ski area in the winter. In the summer the valley is becoming increasingly popular, with a year-round community and a wealth of activities available, including hiking, mountain biking, and via ferrata to name a few!

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area... The largest linked skiing in the world. The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 - and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing. It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes. An interesting and wonderful area all year round, there is much more here than the snow sports.
Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing.
The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!
As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains.
It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. This ski resort seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
