Property Description

Situated above Faverge on the Col de Tamié cycle route. A great opportunity to develop a house and traditional barn with mountain views. Potential to create a wonderful year round home or holiday business positioned between lake Annecy and Albertville with even a handy English builder living in the village. Based around a courtyard drive area in a quiet village location. On one side a semi-detached 1-2 bedroom house and on the other side a large stone built detached barn with enormous potential to create a sizeable house or gite with character.

The House

Ground Floor

• light and sunny kitchen diner

• WC

• Shower room

• Cellar

• Utility room with oil fired boiler

1st Floor

• Double Bedroom

• Large living room which used to be living room and 2nd Bedroom Attic

• Large open area accessible via the back of the house up the hill, which could be converted and connected via stairs from the living room.

The Barn - to renovate

Ground Floor

• Large closed garage

• Large Workshop

1st Floor

• Big open space with timbers in excellent condition, stone built with planked openings ideal for adding large windows to give a fantastic panoramic view of all the mountains.

The barn has a new roof and has all services available close by.

In the village there is also a very competent English builder that I know personally who would be available to organize the renovation. Nearest skiing is just 5-10 minutes drive at La Sambuy-Seythenex and is perfect for young families, learning to ski and a handy playground for more advanced skiers for off-piste potential and ski touring. Review below.

Large ski resorts are within easy driving distance: La Clusaz via Manigod - 40 minutes Megeve - 60 minutes Les Saisies/Beaufort - 50 minutes 3 Valleys via Bride les Bains - 50 minutes

La Sambuy-Seythenex ski area has a good mix of ski runs for all levels. Seven kilimeters of black runs to keep the experts happy, 8 kilometers of red runs for intermediate skiers, 4 kilometers of blue runs and 1 kilometer of green runs for the beginner skiers to get the hang of things. The La Sambuy-Seythenex ski area lies between altitudes of 1150 meters and 1830 meters above sea level and is served by 4 lifts, 3 drag lifts and 1 chairlift. Up on the slopes, there are three restaurants with more choice for the evening in the village. In the La Sambuy-Seythenex ski area you can also try snowshoeing and there is a toboggan run with a descent of 600 meters. The toboggan run is open both in summer and in winter.

Massif des Bauges Ski Area

The Bauges offers a wealth of sporting and cultural activities in a location that’s hard to beat. It has 3 ski areas including family friendly Aillon-Margeriaz, Le Semnoz, over looking Annecy, plus Savoie Grand Revard, the largest cross- country ski resort in France.

In 2013 it gained international recognition as the venue for the final stage of the Tour de France starting in Annecy, passing through the Bauges to finish on Mt Semnoz. With it’s fantastic routes and quiet roads it is truly heaven for cyclists.

Whether you like swimming in the lake, walking in the mountains, or any other activity involving mountains or lakes, you’ll find it here in the Massif des Bauges.

La Sambuy - Pays de Faverges Ski Resort

Tucked away in the glorious Massif les Bauges is the little known ski resort of La Samby with its 4 lifts and 9 pistes. This is as cute and charming as they come.

It is completely aimed at families, under 6 years and you go on the lifts for free. Although the terrain is limited for intermediates and advanced skiers - hang on - there is a bumps run and more advanced skiers will have some fun here.

On the mountain there are two restaurants providing sensibly priced fare. The surroundings are beautiful and this is a gentle, calm and friendly introduction to skiing.

This is a very French resort so don’t expect to hear any English voices here, but perhaps that’s part of its appeal.
