MEDIAS AND DESCRIPTION

House Saint Martin de Belleville - Saint Martin de Belleville

€575,000 - £477,049**

With outstanding views from the west-facing parts of the property, plus a stunning outdoor table area to the front of the property, this unique house is certainly different to others on the market in the area.

Based in the quaint village of La Cote Derrière, around 8km down the old road from St Martin de Belleville and its amenities, the house is light, airy and comfortable with a modern and clean look.

The property is officially set over 106 square meters, although the footprint is actually almost 180sqm - some of the floor space is not counted in the official floor sizing calculation depending on its usage and ceiling height.

Entering into the property from the local stone fabricated steps, you come into a spacious and super practical entrance hall with lots of space for hanging coats and storing shoes etc. There is a small downstairs WC off this area, which is also handy.

This entrance hall leads into the 2 living rooms, one of which has a log-burning stove and collectively they offer lots of comfortable seating, plus the rustic-style kitchen. There is also a garden space to the north end of the property, which can be accessed from the living room - as per the virtual visit.

Climbing the staircase to the first floor brings you initially onto the landing area where there is a washing machine and tumble drier handily concealed in a cupboard.

A study area sits off this landing with a desk and lots of storage for books etc. There is a sofa in this area that could be swapped for a sofa bed to create further sleeping possibilities.

There are 2 large double bedrooms on this floor, one of which has access to the south-facing balcony, which in turn leads to a private decking area which is perfect for setting up deckchairs or could even house a hot tub.

The family bathroom with Italian shower and separate bath complete this level.

The top floor of the property houses a dormitory space, some of which is below 1.8m in height. There is also lots of storage space in this area, offering a number of possibilities.

The property has a clean and spacious cellar area underneath, which houses the boiler and the tank for the boiler.

Just 9km from Moutiers which has Eurostar connections and all other necessary amenities, the hamlet itself is very traditional and also ideally located just 8km from the charming year-round town of St Martin de Belleville. From here during the winter, the gondola lift gives you access to the entire Trois Vallées – the world’s largest linked ski area, with the resorts of Les Menuires/Saint Martin, Val Thorens, Meribel and Courchevel all linked together into 600km of pistes – not to mention the endless off-piste itineraries.

The access to the village is via the less-frequented mountain road and on this road, the village is also the same distance from Moutiers (and can therefore be reached in ~15 minutes in a car).

During the summer months, the village is the perfect base for numerous mountain walks, mountain biking, canyoning and rafting in and around Moutiers and many other mountain activities – or indeed simply for relaxing and enjoying the stunning vistas!

About Ski area of this property

Ski Area: Three Valleys

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area... The largest linked skiing in the world. The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 - and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing. It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes. An interesting and wonderful area all year round, there is much more here than the snow sports.

Ski Resort: Saint Martin de Belleville

Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing.   The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!   As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains.   It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. This ski resort seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
