This little house on the prairie is surrounded south and west by protected pastures and has fine views of the church spire and the mountains behind Arith, which enjoys the maximum hours of sunshine in the massif des Bauges national park.
Currently a diminutive 60m2 habitable, it offers a big potential to add 20m2 in the loft, 25m2 by joining the house to the garage and another 15 -20m2 with an extension on the west side.

Both floors are 30m2 (5x6m) with no internal supporting walls, so can be opened up and reconfigured with complete freedom. With mains water, drains and electricity already in place, all the new circuits can be easily installed prior to insulating the walls to give a clean modern finish, conforming with the latest building norms without requiring planning permission.

Additional window openings can be made on the west side to give access direct to the garden plus windows or balcony doors for 2 first floor bedrooms. The roof needs replacing and a quote is being prepared including insulation and roof windows to create a 3rd bedroom with an ensuite shower room. All the initial work can be carried out with a simple “declaration de travaux” and further extensions may require planning permission.

To find a small detached house as a blank canvas to renovate in the Bauges is difficult enough but to find one, not on a road in Arith, one of the most sought-after villages in the park is rarer than hens teeth. Add in the fabulous open views and this is a project not to be missed.
