House Luchon Superbagnères - Luchon Superbagnères

€399,000 - £341,763**

A beautifully farmhouse, restored to a high standard with a 2-bed gite and large swimming pool.

A tasteful and imaginative renovation, designed with a central open staircase leadng up to a mazzanine access to the first floor accommodation.

The grounds are lovely with a courtyard and summer kitchen, flat garden and terrace with panoramic views that stretch into the distance. The large pool has a sliding cover for security and to retain the heat but also gives shade on very hot summer days.

Completely peaceful,, not overlooked and idyllic, Situated on a quiet country lane yet only 10km to Saint Gaudens, the main town of the region with every service, shop and amenity required.

Under an hour you have a choice of two ski resorts - Le Mourtis (near St Beat) and Superbagneres accessed via a telecabin from the centre of Luchon - a spa and ski town known as the Queen of the Pyrenees.

Genuine offers welcome and considered. More photos available on request.

Situated on a quiet village lane, you enter the grounds via a pedestrian gate or a sliding gate to the undercover parking.

This pretty renovated farmhouse with a separate gite has views stretching across the farmland and is not overlooked by any neighbours, it is peaceful and private.

Please look at the 360 degree tours of each room where you can zoom in and look at each aspect of the rooms from floor to ceiling. Plus the staging of the ground floor of the gite (before and after views).

The windows are double glazed with fitted sliding mosquito blinds and wooden shutters.

The entrance to the property opens out into the large open plan living area (approx. 70 m2). You immediately get a sense of space and light. In the centre a stunning open plan staircase rises to the mezzanine style hallway on the first floor and as you look up you can see the original wooden beams above you.

The living area has a tiled floor throughout, exposed original beams and is divided into three separate areas.

To the left is the Lounge with:

• Two doors leading out to the pretty courtyard with an open fire and covered summer kitchen with barbecue
• Radiator
• Jotul wood burning stove set in an attractive stone wall
• Spotlights
• Window facing the terrace and pool

In the centre is the dining area with:

• Radiator
• Access to the main entrance, above which is a stone wall and picture window bringing in lots of light and sunshine
• Space for a large dining table, ideal for entertaining
• Access to the wonderful staircase to the first floor
• Spotlights

To the right is the kitchen with:

• Window
• Spotlights
• 2 sinks
• Lovely kitchen units
• Breakfast bar, attached to a wide preparation surface
• Extractor hood
• Exposed partial stone wall

Facing the dining area is a door that leads into the additional ground floor accommodation as follows:

• Laundry/boiler room with tiled floor, radiator and a door leading out to the covered parking area.
• Tiled hallway with hanging space for outdoor clothing and radiator
• Shower room with wash basin, unit, and shower
• Separate WC and wash basin with tiled floor
• Utility room with lots of shelving and storage.
• Office/bedroom 5 with radiator, tiled floor and a door leading out to the pretty courtyard.

There are two staircases that lead up to the first floor.

• Designer wooden staircase with metal balustrade leading up from the living area
• Second staircase leading up from the boiler/laundry room.

As you stand on the mezzanine hallway on the first floor you can look out through the picture window facing and look down on the open plan living area giving you a feeling of space and light.

This floor offers the following rooms:

This would make a super office area if required releasing the 5th bedroom on the ground floor.

Bedroom 3

This is a very large bedroom with:

• Views of the countryside and courtyard
• Radiator
• Built-in wardrobe

Bedroom 4

This room has cupboard/wardrobe, window, and radiator.

The design of the house uses the natural light and 201m2 of habitable space very effectively.

Much of the work for the gite has been completed. The exposed wooden ceiling beams have been retained to add character. It has:

• Double glazed windows and 2 sliding wide patio doors
• Electric wiring installed and pulled through ready to use
• Plaster board completed in many of the rooms.
• Wooden staircase
• Concrete floor surface in the living room area.
• Radiator in one bedroom.

It now needs completing to offer a 2 bedroom gite that could be accommodation for an extended family, a guest house for friends or a holiday rental to generate income.

It requires a kitchen, shower room and radiators installing, the plasterboard finishing.

The ground floor was designed to be an open plan living area measuring approximately 42 m2.

The first floor has a landing and three doors to the 2 bedrooms and shower room.

There is a private area to the left of the gite, an ideal place for guests renting the gite to relax.

The property has a lovely walled courtyard with tiled floor and ample space for a large dining table.

There is an outside chimney used on cooler spring and autumn evenings but also provides a lovely ambience.

Lovely walled courtyard with ample space for a large dining table. Outside chimney – ideal for cooler evenings gives a lovely ambience.

There is a covered summer kitchen area housing the barbecue and sink with electricity. with barbecue , sink and electricity.

A large and high wooden gate opens into what would have been once a barn – now a covered and relaxing seating area providing some shade on hot sunny days and providing a covered external dining area with tiled floor and exposed stone wall.

Both the house and the gite face the swimming pool.

In front of the house is a tiled terrace stretching the width of the property with steps down to the pool.

Wooden decking surrounds the pool which has a sliding domed cover ideal for:

• Security, especially important if there are children or you decide to rent the gite
• Closing during the evening to help retain the water temperature
• Closing partially to provide some shade on hot sunny days.

The pool is approximately 15m x 5m and it is possible to dive in the deep end.

A large covered area is attached to the house with spacious access for 2 vehicles and a large wood store.

There is space in the garden to build a garage (subject to planning).

There is a covered parking area – for 2 large vehicles and there is space to build a garage (would need to submit to the mairie for permission).

At the far side of the garden is an outbuilding divided into two areas and a garden shed:

• Workshop/storage with electricity
• Covered patio which would make a super summer kitchen or games area

Whilst the location of the house is peaceful and serene, you are only 10km to the main town in the region with every shop and service you require.
