Property DescriptionThis is a fantastic opportunity to acquire a luxury property in the Mecca Ski resort of Tignes, in a very desirable location. Situated in one of the largest ski areas in the Alps “Tignes & Val D’Isere” you can enjoy a ski terrain with 300 km of pistes, spread between 1,550m and 3,450m altitude at the summit of the Grande Motte glacier (one of the 2 glaciers), hence snow sure. Perfectly located to access the plentiful pistes, via a short walk or ski down to the nearby chair lifts, destination the Toviere ski area, the Aiguille Percee and beyond. The chair lifts of Chaudanne and Paquis are very conveniently situated just a few minutes walk from the front door. You can ski back to the property. Summer in Tignes is also a real draw to activity seekers. You can enjoy water activities on the lake such as Stand Up Paddle Boarding, Canoeing, Pedal’eau, Zorbing, and extreme Water sliding. Beach volleyball and soccer, basketball, paragliding, bike park, via ferrata and mountain biking with many chair lifts converted with a bike carrier to give you an “up” lift. There is a golf driving range, club house and restaurant and an 18 hole golf course, the highest in Europe at 2100m. The property consists of 2 large chalets interlinked by a connecting door. The opportunity to run the chalets as a business is an attractive proposal. The whole chalet consists of 11 good sized en suite bedrooms and 4 studio apartments, 3 of which have a separate entrance and can be used independently to the chalets. As you arrive at the property there is a very large double garage with an electric door on the Left hand side of the cul de sac. The property is the last chalet on the cul de sac, so no passing traffic (only skiers on the adjacent piste !). The garage can accommodate 2 cars and has extensive storage to the rear. There is a large terrace area above the garage. As you approach the chalet from the lower entrance (East side), you can see the studio to the far left on the ground floor with its own entrance, a studio to the right hand side with its own entrance and a studio on the first floor above with a newly installed exterior steel stair case creating a unique access to this studio. There are also 2 x electric single garage doors to access the 2 further garages on the left of the entrance. Entering the chalet into the hallway, there are stairs up to the first floor and a relatively newly installed lift that takes you to the second floor (where the living and dining room facilities are located). The property has recently been upgraded to allow disabled access. Off the hallway to the left is access to the back of the garages, with storage rooms and a laundry area. At the far left you can access the studio without its separate entrance to the chalet. This studio sleeps 2 and has a south facing window. It consists of a living area with panelled wall, kitchenette with under counter fridge, stainless steel sink, 2 burner electric hob and storage drawers. The ensuite consists of a bath with shower over, a glass sink basin on top of a cabinet, a separate shower with glass doors and a separate WC. On the first floor you find 2 en suite bedrooms with a similar layout. The first bedroom is double aspect with an East facing window and glass patio doors leading out on to the South facing balcony. It has 2 character wood panelled walls and laminate floors. The en suite bathroom consists of a bath with shower over in front of a large mirror, a ceramic sink on top of a storage unit, an electric towel radiator, tiled floors and walls. A separate WC. The second bedroom is light an airy and the double patio doors lead out to the balcony where you find the hot tub. The en suite is a cabin style, having double glass doors, black shelf with glass basin on top, bath with shower over, striking black panelling and the WC behind frosted glass doors. There is also a bedroom with disabled access and adapted bathroom facilities. A large ensuite wet room with sliding door, mosaic tiled floor and tiled walls. There are support bars on the walls, a seat in the shower and a low sink unit. It has double glass patio doors leading onto the East facing balcony. The first floor Studio apartment can also be accessed from this floor hallway . As you enter the apartment, you are greeted by a stunning vaulted ceiling with large wooden beam. The studio can sleep up to 4 people. There is a kitchenette with a stainless steel sink and drainer, 2 burner electric hob , microwave and under counter fridge. The en suite consists of a lovely mosaic tiled floor, walk in shower, tiled walls and a wooden ceiling. The sink is in a vanity drawers cabinet. A single glass patio door leads you out to the East facing balcony, where you can find the newly installed steps to the ground floor at the front of the chalet. There is also an engine room consisting of a large electric boiler and board and a large gas boiler. The first impressive Spa can also be found on this level, which consists of a Sauna, Hamman for 4 people, a gym area – currently with exercise bikes and a large mirror, a shower and WC. A glass patio door leads onto the terrace where you find the majestic large Hot Tub / Jacuzzi. Stairs or the lift can take you up to the second floor. Here you find the very large open plan lounge and dining area. It boasts a stone feature wall with an incredible log burner with plenty of comfortable seating in the lounge area and a part vaulted ceiling with beautiful exposed wooden beams. The double aspect room offers 2 large East facing windows with stunning views down the valley and 2 smaller picture windows. 2 sets of double patio glass doors lead onto the south facing balcony with the equally stunning views. There is a separate WC off the lounge area. The dining area currently holds a very large dining table for 16 covers and an additional round table to seat 4. The kitchen off to the right hand side of this open plan space hosts a superb commercial looking space. All the units and shelving are robust stainless steel. A large double stainless steel sink and drainer, a double oven with 5 burner electric hob, currently 3 fridge freezers. Level 3 is accessible by the stairs, with a safety velux window, leading into 3 bedrooms. The first, a triple character en suite bedroom with a wooden floor, wood panelled walls and a part vaulted ceiling. A further 2 mirror image en suite bedrooms, have a currently unused mezzanine level, wood panelled walls and double glass patio windows leading to the balcony. A connecting door leads into the Chalet 2. Here you can find 2 further double en suite bedrooms with double glass patio doors leading onto the south facing balcony. There is also a further hamman, large shower and WC on this level. Level 4 hosts the large lounge, kitchen diner, with stunning views across to Toviere and eastwise down to Lake Chevril, which is located between the road linking Tignes and Val D’Isere. This room presents a beautiful log burner, vaulted ceiling, exposed wooden beams and a stylish, yet practical kitchen. Stairs lead to the top floor, level 5, where you will find a large open plan bedroom, south and west exposure with stunning views, a WC and a desirable corner jacuzzi bath. Tignes-Val d'Isère Ski Area
The legendary ski area of Espace Killy has over 300kms of marked piste and endless off-piste options – some of the most varied and exciting skiing you can find! The ski area links the two resorts of Val d’Isere and Tignes.
Val d’Isere sits at approximately 1800 metres and is a truly modern alpine village. The pretty old town of snow filled streets and Savoyard stone buildings is home to the original village church built in 1664. The resort centre is lively and vibrant, with shops, restaurants and bars to suit any budget and taste, lining the wide, spacious main-street.
Every season, during summer and winter, Val d’Isere hosts all sorts of events – from Savoyard festivals or fayres show-casing local produce such as cheeses, cured meats or lace. International sporting events like the Tour de France and the World Ski Championships often stage an event here. Music festivals are often hosted during the summer and winter 2010 welcomes a stage of the World Snow Polo Masters Series!
The villages of Tignes are a little further down the valley towards Bourg St Maurice. Just like Val d’Isere, the ski area boasts wide, cruisey red runs, snow-parks for those who want to play and show off their tricks and quieter beginner areas where you can find your “skis” and build confidence – and of course immense off-piste itineraries, so much space you are bound to find untracked snow!
The lively resort centre is a real haven for those looking for energetic après-ski and night-life – there are lots of bars, café’s, restaurants and night-clubs to entertain until the early hours. During the day-time there is an equal abundance of activity – the resort is just as regarded as a summer resort as it is a winter snow sports centre. You will find a superb 18-hole golf course, organised activities on the lake, skiing on the glacier, beach volleyball and football and the usual mountain biking, walking and horse-riding.
Tignes Ski Resort
Tignes and Val d’Isere, combined, make up the world renowned ski area of Espace Killy. Tignes itself offers all year round skiing with the Grande Motte glacier, altitude of 3030 metres, being served by a modern funicular. Val d’Isere offers expert off piste skiing on the beautiful Col d’Iseran. The other 2 sectors of the linked area have more gentle runs, perfect for beginners.
Tignes is a purpose built resort. The centre is Le Lac, which was the original village. Recent remodelling work has improved its appearance dramatically. Val Claret is situated 2kms higher and is where you will find the Grande Motte funicular. A lesser known part of Tignes is Le Breviere, which lies at 1550 metres. Situated next to a picturesque lake it has maintained its small alpine village atmosphere.
As well as skiing and snowboarding, Tignes offers numerous other activities, including ice skating, snow shoeing, ice climbing and quad biking. Sports shops, supermarkets and bakers are spread throughout the resort. And there are no shortage of bars and restaurants. Le Lac is the heart of Après Ski drinks whilst the most atmospheric places to eat can be found in Val Claret.
The Eurostar offers a regular service to Bourg Saint Maurice which is at the foot of Tignes, from here a taxi transfer can be arranged. Local Airports include Lyon (approx 140km), Geneva (130km), Chambery (80km) and Grenoble (120km).
