Great value 4 bedroom village house with lots of potential and only a short drive to the slopes of Méribel.

Property DescriptionThis is a traditional stone built house that has been renovated and is perfectly habitable as it is, but would certainly benefit from some reconfiguration and modernisation to fully exploit its potential. One enters directly into the main living road via a South facing terrace, currently of about 5m² but which could be extended to around 13m². The lounge of 20.5m² features wooden parquet floors and a fireplace. Also on this floor is a galley kitchen, a bedroom of 6.5m² and a recently renovated shower room of 4.16m². The wooden stairs up to a wide landing lead to a bathroom of 5.2m² , also renovated, and a further 3 bedrooms of 13.4m², 11m² and 7.2m² respectively. The cellar on the lower ground floor is vaulted and offers useful dry storage space. This 40m² space benefits from sufficient head height and light to enable it to be converted into living space if wished. The same applies to the eaves space. Such a renovation would enable the creation of an additional living space and therefore permit a larger open plan living room and kitchen with 4 bedrooms over the current 1st and eaves floor. RESORT The hamlets of les Allues offer the charm of traditional mountain villages with year round communities of mixed ages and nationality, together with the convenience of great skiing right on the doorstep but without the prices of being in the centre of resort. In the hamlets you will rub shoulders and make friends with real locals and those that have adopted the valley as their holiday homes more recently. The village of les Allues just over 1km away from the house offers a number of bars and restaurants, a general store and post office. The town-hall of the whole valley and one of the two primary schools and the crèche are located here too. In the winter there is also a ski hire shop and ski school office. Buses run to and from resort in the summer and winter season taking you to the lifts in only minute. The Méribel valley is the perfect place for a holiday home. Its appeal as a destination is undeniable - of course Méribel’s location in the heart of the 3 Valleys means that it is a winter wonderland, but it if anything it is even more beautiful in the summer, generally enjoying warm weather and offering a range of sporting activities. The valley is a great environment in which to start a new life and is very attractive to families and particularly those with children. Méribel is just 17km to Moutiers train station (TGV/Eurostar during the winter), and the airports of Geneva (140km) and Lyon (180km), Grenoble (175km) are also within striking distance (approx. 2 hours) as well as the seasonal winter airport of Chambery (100km) just over one hour.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Meribel Ski Resort
Meribel is one of most popular resorts in Europe for English-speaking skiers along with Courchevel and Val d’Isere.
Meribel is the central valley of the largest ski domain in the world, Les 3 Vallees.
With 600 km of groomed pistes, 85% of which are above 1800 metres, 25 accessible summits, 174 modern lifts and over 2090 snow cannons covering 43% of the ski area the statistics are impressive as is the skiing. However Méribel is much more than the 5 month winter ski season and an extended stay in summer or during the colours of autumn are needed to appreciate this.
The initial development of the ski resort in the late 1930’s was a British and French partnership and this acceptance of English speakers continues to this day. Meribel is now a much more diverse international community with a large percentage of residents or visitors speaking English as their main or second language.
The main village of Meribel is built on the eastern side of the valley between 1450 and 1700 metres and because of this it is surrounded by forests or grass & timbered slopes. The strict architectural codes of alpine sloping rooflines, timber and stone cladding compliments this setting and makes it one of, if not the most, attractive of all the large high altitude French ski resorts.
The other major “resort villages” are Meribel Mottaret (1750 m), Meribel Village (1400 m), Les Allues (1100m) and the spa town of Brides-Les-Bains (600 m) at the very bottom of the valley. There are many smaller villages or hamlets so the range of property covers all tastes from barn conversions & village houses through to ski apartments and super luxury ski in ski out chalets with private swimming pools. As well as the normal range of hotels, bars, restaurants & shops Meribel boasts a range of facilities and activities.
The Meribel Olympic Centre is home to a full size ice rink, indoor climbing wall, 25 metres indoor heated pool and water slide, conference centre, gymnasium and wellness centre of spa, steamrooms, etc.
There is a spectacular 18 hole Golf Course at 1700 metres and a huge range of other outdoor activities such as tennis, hiking, mountain biking, road cycling, paragliding, fishing, etc which are enjoyed in the warmer months. Meribel property is generally more expensive than other French resorts but not yet at the dizzy heights of Courchevel 1850 with perhaps the exception of a few of the most prestigious pockets.
As Meribel continues to become ever more popular with the big spenders of the world the strong capital growth experienced over many many years is likely to continue.
