Property Description

Level 0: The open kitchen is separated from the main living area by a wraparound breakfast bar counter. The kitchen is equipped with a large wood burner/coal cooker which is also the main heating source for the chalet. There is also a small built-in traditional bread/pizza oven in good working order. The living/dining area shares a huge open fireplace & direct access onto a small but nice S/SE terrasse. This main living area is approximately 50 m². The staircase to the upper level is concrete & the wooden floors upstairs have been laid on top of a concrete slab to reduce noise between the levels.

Level 1: Upstairs there are 3 double bedrooms: The first bedroom has a skylight with a northwest exposition. The second double or single bedroom has a built-in mezzanine that can accommodate a double mattress however, because of the proximity to the ceiling it would be only usable for children. The third double bedroom has a small alcove for a personal office space or reading area. There are double glass door windows with mountain views but no balcony, just a guard rail. On a half landing (three steps up), there is a full bathroom with bath/shower, washbasin and connection for a washer & dryer. The WC is separate.

Level -1: Downstairs apartment. The independent apartment is situated under the main house with its own private access from the outside stairs. There is a large outdoor storage area to the right of the front door for skis and other sports equipment. The main living area, kitchen, dining & salon is open & spacious. Off to the right is a large separate storage room that has been closed off from the bottom of the internal staircase that leads to the main house upstairs. This room is multifunctional. There is one double bedroom with an ensuite bathroom with shower, sink & hot water boiler. The bedroom has an underground window for air circulation & a little light but has no views. The WC is separate & has been built around a large stone rock in one wall.

There is a free ski bus stop just a couple hundred metres uphill of the property. Please keep in mind that all measurements & distances listed are approximative & may or may not be exact.

Courchevel, located in the Tarentaise Valley in Savoie, is spread over five levels according to altitude: Saint Bon (1100 m), Le Praz (1300 m), Courchevel village (1550 m), Moriond (1650 m), Courchevel (1850 m) plus an additional 14 little mountain hamlets nestled in the area. It is one the world's largest and one of the most prestigious ski areas with over 600 km of ski slopes and 180+ ski lifts. 13% are green trails, 39% blue, 38% red and 10% black runs. The ski slopes of the 3 Valleys lie between 1300 m and 3230 m above sea level and 85% of the ski area is above 1800m, which allows the 3 Valleys optimal snow conditions from early December to late April. There are 25 mountain peaks accessible by the ski lift infrastructure including 10 peaks over 2500m and 4 equipped glaciers. There is guaranteed snow throughout the 3 Valleys. We can count on the creation of artificial snow from the 2,100+ snow cannons that equip over 50% of the skiing area. Courchevel has a nine-hole golf course and a beautiful aquatic center (equipped with wave surfing) located off the main road between Courchevel village and Moriond. The Courchevel area is famous for luxury with 7 Michelin-starred restaurants, 32 hotel spas and stunning chalets and of course its incomparable atmosphere there is even a small craft airport for luxury transfers or sight seeing & skydiving. All lovers of winter sports will find something to please them: the beautiful tracks of cross-country skiing, the 2 km sled run, the beautiful ice skating rink, the Olympic ski jump in Courchevel le Praz ... many sensations and discoveries to be had. This is the perfect place to invest if you are interested in ski properties!

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.


The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.


It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.


An interesting and wonderful area all year round, there is much more here than the snow sports.

Courchevel 1550 Ski Resort

Courchevel 1550 is part of the Courchevel valley ski domain, based between Courchevel le Praz and Courchevel 1650.  It has two lifts connecting it straight to Courchevel 1850 and the rest of the ski domain and nowhere in Courchevel 1550 is far from the lifts or the pistes.  One of the real selling points of 1550 is that the Grangette ski lift runs into the evening, making that trip to 1850 apres ski or the famous luge ride very easily accessible from the resort.  While the glitz and glamour of Courchevel 1850 are just minutes away, 1550 property prices tend to be a bit more reasonable and you can get more for your money when it comes to ski-to-doorstep apartments and chocolate box chalets.

 

The town centre has several shops, ski shops, cosy bars and some fantastic restaurants - L'Oeil de Boeuf at the bottom of the Tovets piste being one of the best (potatoes and shallots roasted in the open fire and served with THE most tender cote de boeuf...).  It has plenty of buzz but also retains its mountain village charm at the same time.  Several ski schools operate here, it is on the free ski bus route, there is a local tourist office and creche facilities.  Equally, 1550 is superb in summer time with huge potential for walking and cycling from the town centre into the mountain pastures with the sound of cowbells everywhere.

 

There is also an indoor swimming pool and health centre currently under construction in 1550 - watch this space.

 

Courchevel 1550 is just 25 minutes from Moutiers, into which trains from London and Paris arrive frequently.  The nearest airports are Geneva, Grenoble and Chambery - all within a 2 hour radius.
