Fabulous primary or secondary home with excellent all round rental potential, only 8 minutes drive to Samoens, 20 minutes to Les Gets for the Portes du Soleil ski area and 50 minutes from Geneva. The property consists of:
• Living room
• Multi-use room with access to garden
• Six bedrooms
• Two bathrooms
• Laundry/larder and a technical room
• Barns and annexes
• Terrace and balcony
• Level garden area
• LOTS of land, 1570 m2 of which is constructible.
The farmhouse is located just 2 minutes from the pretty alpine village of Morillon on the way up to the ski station at Morillon 1100. From there, and from the village itself, the whole of the Grand Massif snow sure ski domain is accessible. This road is cleared of snow all winter long and the access lane drops below this main road, thereby shielding the property from traffic noise. The farmhouse is already perfectly habitable with modern electrics and a recently installed connection to the mains drains. But there is so much potential to extend the living space into the attic and open up the rear of the property to take advantage of the glorious views across the Giffre valley. The separate constructible plot of land does not overlook the farmhouse, therefore, another chalet would not impact its privacy. A new chalet (or in fact 2 chalets) could also have terrific views across the valley. Please refer to the plans to see the potential or contact us for more detailed information. The land extends over 8500 m2, part of which was previously used as a piste into Morillon village. Outside of winter, the land is currently rented out to allow local farmers to graze their cattle.
Upon entering the farmhouse on the ground floor, there is a double bedroom on the right. It then opens up to cosy kitchen and you’ll feel like you’ve stepped back in time when you see the fireplace and range on the opposite side of the room. On this level there is a second double bedroom, laundry/larder and a technical room, shower room, WC, cave and the first living space area. This room opens out to the garden and includes the most exquisite 19th century apple press. The room could also be used as a workshop or office.
One level up you will find another, much larger living room space, complete with wood-burning stove, 3 further double bedrooms, shower room/WC, barn area and access to a delightful covered terrace. On this level, new owners could renovate the barn area and instal large windows to make the most of the glorious views towards the surrounding mountains.
The attic floor is largely unused but there is a rather quirky, self contained double bedroom. This bedroom provides access to a charming south-facing small balcony.
Adjacent to the property, there is a barn on two levels, currently used for wood storage and a small mazot which is used as a children’s play den. Although watertight, the tin roof may need replacing and insulation added if the property is to be developed to its full potential. Work is underway to connect the farm to mains drainage.
Location and ski stations: Morillon is a traditional village and a ski resort which part of the large and varied Grand Massif ski area and its 265km of pistes. With a top station of 2500 metres, on mostly north-facing slopes, this is one of the Haute-Savoie’s most snow-sure ski resorts. From the chalet, it is only two minutes drive to the Morillon cable car and 8 minutes drive to the pretty medieval village of Samoens. Geneva airport is just 50 minutes away. Le Grand Massif Ski Area
The Grand Massif ski region incorporates the ski resorts of Morillon, Samoeons, Flaine, Clusaz, Sixt and Les Carroz.
The Samoëns ski area offers a varied playground accessible to all. For expert skiers there are black and red pistes at the top of the resort and a vast off-piste area to indulge your enthusiasm. Beginners will improve on the lower, more gentle blue and green slopes which were entirely re-designed in 2003. Small children are welcomed at the children's ski area (jardin d´enfants) at the top of the Grand Massif Express cable car.
At 2 500 m, the summit of the Grandes Platières... A breathtakingly beautiful landscape. Mont Blanc seems to be just a couple of steps away, so impressive is its presence. The Désert de Platé, a vast snowy territory with a unique geological curiosity; a genuine stone glacier over 40 million years old!
Flaine offers wide open spaces with 140 km of pistes of all levels, marked and made safe. Just a few oases where you can eat and drink punctuate the landscape which is otherwise an untouched natural space.

Among the 72 pistes of the Grand Massif, Marvel, the beautiful green run is a must for those who wish to combine the pleasure of skiing with the discovery of local fauna, as explained on the information boards along the edge of the piste.
