Property Description

Just 15/20 minutes from Morzine and 10 minutes from the foot of the slopes from La Grande Terche to Saint Jean d'Aulps and the shops. This property has a very pleasant environment and benefits from beautiful mountain views.

The property is as follows:

- Habitable part : Entrance, kitchen/dining room, living room with large bay windows opening onto a spacious terrace with a spring water pool, 2 bedrooms and 2 bathrooms.

Outside, several private parking spaces and a large garden plot of about 600 m2.

On the same level, the living area continues with access to an unrenovated room, an old smoking room, the old stables and a small technical/storage room, the latter having access to a small covered outdoor area. Please note that these areas are not habitable in their current state and can be accessed directly through a door at the rear of the property.

Upstairs, the barn part of this old farmhouse offers enormous potential for renovation into additional living space. The floor area of this barn is about 220 m2. It is notably possible to create a second level under the roof. The roofing is recent and in excellent condition. The entire roof beam is also in excellent condition. The current access to the barn is from the roadside, situated on level ground. There is also a garage for one car on this level. Finally, 3 cellars, one of which contains the boiler room and oil tank.

There are many possibilities and ideas for renovation, including the creation of one or more additional flats, or simply an extension of the current living space, or even both ... A quick look!

Portes du Soleil Ski Area

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.

Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.

The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean DAulps to name but a few.

They also offer excellent opportunities for downhill mountain bikers outside the winter months.

As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.

Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.

Morzine Ski Resort

Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day.  When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.

In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!

If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.

There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun.  This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
