The chalet has 5 double bedrooms and an additional cabin bedroom and boasts a cosy yet contemporary alpine style throughout. Part of a small co-proprietary, it is nestled in the beautiful, authentic village of Le Bettaix, which is the only village in the Belleville Valley, other than the ski resorts, to have its own direct ski access. 4 km up the mountain from Le Bettaix you have the popular ski resort of Les Menuires, whilst Val Thorens, the highest ski resort in Europe is just 8km away, 5km down the valley you also have the charming ski village of Saint Martin de Belleville, making this property perfectly situated in the valley with everything you could need within close proximity.
The chalet comprises a large open plan living space with a spacious lounge, dining area, kitchen and balcony; 5 double bedrooms with en-suite shower or bathrooms; a further bedroom fitted with bunk beds; a sauna and shower room; laundry and linen rooms and 2 separate toilets. The property also benefits from a large private garage and ski room with heated boot warmers. Ideally located and ready to move into, this property is a fantastic opportunity to own your dream ski chalet with the possibility to generate rental revenue.
Upon entering the property on the ground floor, you have an entrance hall which leads to a laundry room, 2 double bedrooms with en-suite shower rooms and access to a shared balcony, and a cosy, cabin bedroom currently fitted with bunk beds. On this level is also a sauna and shower room, perfect for relaxing after a day on the slopes.
As you ascend to the first floor, you will find the light and spacious open plan living area. Styled to give a modern take on a cosy, alpine feel, this space comprises a modern central wood stove, a comfortable lounge area, a dining area, and a fully equipped kitchen- as well as access to a sun drenched balcony offering stunning mountain views up towards Les Menuires and Val Thorens. On this level you will also find a pantry, which is currently used as the owners lock away storage during rentals and a guest toilet.
On the top floor of the chalet sit 3 more double bedrooms, 2 of which have their own en-suite shower rooms, whilst the other benefits from its own en-suite bathroom with a large Jacuzzi bathtub and shower. 2 of these bedrooms also have access out onto a balcony shared between them, benefiting from spectacular views to the west.
The chalet also boasts covered private parking in a garage on the basement level, and a ski room complete with heated boot warmers. With the River Doron running through the centre of the village and the surrounding mountain views, as well as its own chairlift directly linking to the 3 Valleys ski area, Le Bettaix offers the perfect location to enjoy a scenic and peaceful setting, whilst still being within minutes of the world’s largest ski area- the 3 Valleys, and the resorts of Les Menuires (4km) and Saint Martin (6km) and Val Thorens (8km). The village is equally as beautiful in the summer, and just as conveniently located to enjoy the endless array of sports, activities and events available throughout the summer months in the ‘sunny’ Belleville Valley. Home to a host of renowned resorts each forming part of the renowned 3 Valleys ski area, and a collection of charming villages, the Belleville Valley is an extraordinary place to invest in property and to enjoy the lifestyle out here in a much sought-after part of the French Alps.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Les Menuires Ski Resort
Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base.
Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense.
Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors.
There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available.
The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
