Property Description

This charming property is in a calm and peaceful hamlet that gets all day Alpine sunshine. La Florclaz is 15km from the spa towns of Thonon-les-Bains on the shores of Lake Geneva and 22km from Morzine. Recently renovated by local artizans it has a 2 bedroom apartment on the top floor with a beautiful covered terrace and a 1 bedroom apartment on the garden level. They are joined by internal stairs so it works just as easily as an individual house. Outside there is a Savoyard mazot (wooden outbuilding traditionally used to house valuables) with a carport and a well-stocked garden.

• New roof with solar panels

• Electric heating and wood burning stoves

• Cellar on the lower ground level

This is good value for an authentic mountain house ideally located between the lakeside towns of Thonon and Evian and the mountain resorts of Morzine/Avoriaz and Les Gets.

Top Floor

Entrance hall leading into an open plan living space with a fitted kitchen and a wood burner. Double doors take you onto the balcony and covered terrace that has stunning mountain views. Shower room with hand basin and toilet and plumbing for the washing machine. Stairs lead up to two bedrooms.

Garden level

Entrance hall with doors to: Sitting room with wood burning stove and French doors out into the garden; Double bedroom; Large bathroom with hand basin and toilet; Fitted kitchen with door out to the garden. Basement Cellar which is accessed from outside.

Typical Savoyard mazot with a carport attached; Pretty, well stocked garden with external stairs leading up to the top-level accommodation.

The closest skiing is in St Jean D’Aulps, Morzine/Avoriaz and Les Gets. They are great family ski resorts and are part of the vast Portes du Soleil ski domain which has over 210 interconnected lifts with 650kms of runs across 12 resorts, seven in France and five in Switzerland. There are 273 marked ski runs as well as 216 km of cross-country trails. For advanced skiers the off piste skiing is challenging. There is good investment in up to date fast lifts in the Portes du Soleil and Morzine has another new lift planned to get from the centre of the village directly to Avoriaz. The village of Morzine is charming and has lost nothing of its original Alpine charm. In summer the slopes turn into a plethora of marked mountain biking and walking routes. There is also swimming in the lakes and pools, cannoning, paragliding, horse riding or simply relaxing in the alpine sunshine.

Portes du Soleil Ski Area

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.

Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.

The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean DAulps to name but a few.

They also offer excellent opportunities for downhill mountain bikers outside the winter months.

As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.

Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.

Morzine Ski Resort

Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day.  When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.

In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!

If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.

There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun.  This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
