Property Description

Wow……. you cannot fail to be impressed when you walk into the main living area of this house. If you like exposed stone walls with a contemporary design, this could be just the house you are looking for. The views across to the mountains are fabulous. Set in almost 6 hectares of land, ideal for horses and in a peaceful and private location yet easily accessible from the motorway and within easy reach of shops, services and activities. Take a look at the virtual tours, the photographs cannot do justice to the quality and size of the accommodation. Set in almost 6 hectares of land with views across to the Pyrenees this is a wonderful home with huge potential. It would make a super B&B having 5 bedrooms – 3 of which have private shower rooms. As soon as you enter you have a sense of light and space. Everything is new, contemporary and there is a flow to the house as you walk through. Two long drives into the premises give a feeling of grandeur and space. The garden and land is private and the house is set at the end of a lane that is peaceful and serene. In front of the house is a large covered terrace with stone floor, patio doors leading into each of the rooms on the ground floor and spot lights in the ceiling.

GROUND FLOOR Go through the patio doors into the spacious living area with a large fireplace (that provides heating and hot water) and a dining room. The high ceilings and the glass/metal banister give a feeling of space and light. The room has exposed stone walls to the rear and the side where there is an open staircase leading up to the first floor. Two patio doors open out directly on to the south facing terrace and provide uninterrupted views of the mountains. The tiled floor continuous throughout the entire ground floor again giving a flow to this lovely home. To the right of the living room you enter the second lounge area with spotlights in the ceiling, currently used as a reading/television room again with a patio door out to the terrace. To the left of the living room a door takes you into the beautiful kitchen/dining room. Again, this room has the WOW factor – contemporary units with integrated appliances including refrigerator, microwave, coffee machine, steam oven, extractor fan, oven, dishwasher, induction job. It really is a lovely kitchen. To the rear is a second dining room (with the terrace you have a choice of three different dining areas covering all seasons and occasions). The dining room has two sliding patio doors and a large window again with views of the mountains. Behind the living room and lounge you will find the following accommodation

• Bedroom 5 with 2 exposed stone walls and a shower room (shower wash basin).

• Large workshop/laundry room with many built in cupboards and a sink. A perfect storage and work room. If you wanted to have a B&B this would be the perfect place to have all the linen, laundry and equipment.

• Office with sliding patio doors which would make a wonderful reception area for guests for a B&B.

• Independent WC with plumbing for a washing machine. Again, this area has the same tiled floor as the other accommodation on the ground floor.

FIRST FLOOR As you walk up the open staircase to the hallway you can fully appreciate the size and quality of the house and the living room below. There is a master bedroom with exposed stone walls and a private shower room with a large shower, a double wash basin and a separate dressing room. Moving along the hallway you have the following:

• Independent WC with wash basin

• Bedroom 2, again with its own dressing area and shower room with ceiling spotlights (large shower, wash basin and exposed stone walls

• Bedroom 3 with built-in wardrobe, exposed stone external wall

• Bedroom 4 – sliding wardrobe and 2 exposed stone walls

• Bathroom 4 – Large walk in shower, WC, wash basin, towel radiator and exposed stone wall.

At the end of the hallway is the large, bright mezzanine currently being used as an artist workshop/studio but could become an additional living area (if a B&B for guests), a reading room or an office.

The land stretches out from the property and would be ideal for horses or animals and you could easily add a swimming pool.

OUTBUILDING There is a second stone building that the owners use as a summer kitchen with a barbecue, a walk in cold room (for storing meat, fish etc) and a large cave for wine. This really is a beautiful property with massive potential both on the land and within the premises. The work has been carried out with excellent taste throughout and the location and views are second to none.

The region has a Roman influence with historic sites to visit. The large town of St Gaudens is just 10 minutes away with shops, services, restaurants, a cinema (UK films available) hospital, parks….. it is the main town in the area. From 30-minutes away you have access to the different activities available in the mountains such as skiing, cycling, rafting, paragliding, golf, lakes, mountain biking, horse-riding and fishing. Additional photographs are available on request.

Pyrenees - Haute Garonne Ski Area

The department of Haute-Garonne borders onto Spain in the south and forms part of the French Midi-Pyrénées region and is surrounded by the departments of Hautes-Pyrénées, Gers, Tarn-et-Garonne, Tarn, Aude, Ariège and the Val d’Aran in Spain.

The Garonne river rises from across from the Spanish border, descending for some 500km down through the Pyrénées mountains, via Toulouse into the Atlantic ocean at Bordeaux, leaving in its wake, beautiful lakes, powerful rapid waters and challenging peaks to explore.

In the summer, the region offers an amazing choice of activities including rafting, potholing, paragliding , climbing, golf, fishing, horse-riding, gliding, adventure parks, fabulous hikes, mountain bike and of course many Tour de France climbs for cyclists and bikers. Visitors are always amazed at the choice of activities, tourist attractions and friendly welcome on offer here right in the centre of the Pyrenees.

The proximity to Spain is a lovely extra little touch with the opportunity to experience two different cultures and sample the local tapas, sangria and rioja wine.

Toulouse is the main, international airport for the region, with daily flights to the UK and other European and long-haul destinations and Tarbes/Lourdes airport offers access in under an hour.

Motorway access to the villages is easy with routes from Bordeaux, Paris, Lyon and Marseille and you can also cruise overnight via ferry to Santander and Bilbao in Spain.

There is a choice of excellent ski resorts in the area catering for all abilities, including; Luchon Superbagneres (the second ski resort to open in France after Chamonix) with its excellent après-ski facilities. Imagine relaxing after a day’s skiing in the thermal spa, having a massage before enjoying a lovely meal with friends or even an English film at the little cinema in the centre of town! In 1854 Luchon received the title of "Queen of the Pyrenees" and it is easy to see why with its beautiful boulevard and impressive villas, spa, casino and mansions.

The resort of Le Mourtis is really geared towards families, looking for the facilities and activities that ensure their children are happy and entertained. Situated just 10km from St Beat, an historical Pyrenean village famous for its marble an just 5 minutes to the border of Spain.

If you’re a more advanced skier or snow-border, you will enjoy the resort of Peyragudes with its Vallee Blanche and fabulous snow record. You can drive to the resort or take advantage of the free bus from the centre of Luchon.

Bourg d’Oeuil is a charming small village nestling at the bottom of the Oueil valley and is the starting point for a variety of hiking trails. In Winter the village is a favourite for those looking to alpine ski and participate in snowshoeing.

And whilst here, why not sample skiing in Baqueira/Beret in Spain – a favourite with the Spanish Royal family.
