Given its pastoral setting it is hard to believe that this property is within 5 mintues walk of no less than 4 bar/restaurants and links to the pises of Meribel. This lovely property occupies most of the ground floor of a traditional stone building in the heart of the old part of the village. It is accessed via a courtyard shared with only 2 other properties and a further more private courtyard which enjoys generous amounts of evening sun for post skiing drinks in the spring or a summer bbq.
Inside, the property has been completely renovated recently to a high standard with modern insulation, double glazing, underfloor heating, solid oak floors and lovely touches which combine modernity and a few traditional features.
The entry leads into a west facing kitchen/dining area of approximately 15.5m² with its brand new fitted kitchen. This area opens on to a sitting area of around 8m² with an aged wood feature ceiling. The first bedroom suite is on this floor, approximately 13m² in total, it is currently set up as a single but could accommodate a double or bunk beds, whilst its ensuite has a large Italian style shower and toilet. The second suite is on the basement floor but has been cleverly designed with a light and air well and modern air ventilation system to create a comfortable, cosy area of approximately 17m² including another large shower room and toilet. Also on this floor is access to a useful storage/utility area of around 10m².
There is further storage for skis and other toys in a locker on a private balcony in the courtyard by the private parking space of the apartment.
The apartment has electric underfloor heating with each room is separately thermostatically controlled (apart from the upstairs bedroom which has an electric wall heater). Although the apartment is technically in a "copropriété" there are no annual common charges as each of the three units are responsible for their own costs and maintenance.
The free ski buses is only 260m from the apartment providing quick and easy access to either the main ski lifts of the Chaudanne or to Meribel centre (5km). The buses run from 7.30am until 0.30am. There is also the telecabine (650m walk) open all winter running down to Brides Les Bains and up to Meribel.
Méribel is the world renowned centre of the Three Valley ski area, the biggest ski area in the world, a veritable paradise for skiers…. Les Allues village has restaurants, bars, a grocery shop, ski rental shop and post office open all year round. The chalet is ideally located a couple of minutes walk from the centre of the village but is also situated in natural surroundings in a very pleasant area. In summer ou can partake in activities such as rafting, hiking, 18 hole golf, horse riding & mountain biking. Access : Lyon and Geneva airports are a 170km driving from Les Allues. Chambery airport is even closer at only 97km.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Meribel Ski Resort
Méribel is one of most popular resorts in Europe for English-speaking skiers along with Courchevel and Val d’Isere.
Meribel is the central valley of the largest ski domain in the world, Les 3 Vallées.
With 600 km of groomed pistes, 85% of which are above 1800 metres, 25 accessible summits, 174 modern lifts and over 2090 snow cannons covering 43% of the ski area the statistics are impressive as is the skiing. However Méribel is much more than the 5 month winter ski season and an extended stay in summer or during the colours of autumn are needed to appreciate this.
The initial development of the ski resort in the late 1930’s was a British and French partnership and this acceptance of English speakers continues to this day. Méribel is now a much more diverse international community with a large percentage of residents or visitors speaking English as their main or second language.
The main village of Méribel is built on the eastern side of the valley between 1450 and 1700 metres and because of this it is surrounded by forests or grass & timbered slopes. The strict architectural codes of alpine sloping rooflines, timber and stone cladding compliments this setting and makes it one of, if not the most, attractive of all the large high altitude French ski resorts.
The other major “resort villages” are Méribel Mottaret (1750 m), Méribel Village (1400 m), Les Allues (1100m) and the spa town of Brides-Les-Bains (600 m) at the very bottom of the valley. There are many smaller villages or hamlets so the range of property covers all tastes from barn conversions & village houses through to ski apartments and super luxury ski in ski out chalets with private swimming pools. As well as the normal range of hotels, bars, restaurants & shops Méribel boasts a range of facilities and activities.
The Méribel Olympic Centre is home to a full size ice rink, indoor climbing wall, 25 metres indoor heated pool and water slide, conference centre, gymnasium and wellness centre of spa, steamrooms, etc.
There is a spectacular 18 hole Golf Course at 1700 metres and a huge range of other outdoor activities such as tennis, hiking, mountain biking, road cycling, paragliding, fishing, etc which are enjoyed in the warmer months. Méribel property is generally more expensive than other French resorts but not yet at the dizzy heights of Courchevel 1850 with perhaps the exception of a few of the most prestigious pockets.
As Méribel continues to become ever more popular with the big spenders of the world the strong capital growth experienced over many many years is likely to continue.
