Property Description

There is a south facing terrace & a charming ruin which is partially filled in. You could create an infinity swimming pool in this area or just fill it in to create a garden or depending on your budget, you could eventually renovate this as a studio apartment as well. This Layout:

Level 1: Main entrance on the west side opens on to an open entrance area that could be sectioned off to allow access to different apartment levels or used as a formal coat & boot room or ski room… at the moment, this area flows into what could be the main living area. From here you have direct access to the terrace & ruin/garden. At the far end of the room, on the east side, is an access to & from the covered terrace/parking which is approximately 31.5 m². In order for this to become a parking area some work will need to be done on the driveway & access. In the middle of the main room along the north wall are stairs to the lower level. The approximate surface area is 58 m², the entire level has underfloor heating plus a separate WC with wash basin and hot water boiler.

Level 1: There is a one (or two) bedroom apartment with underfloor heating and electric heaters that is liveable in its current state. The apartment has a large bathroom with corner bath tub/shower, wash basin & WC plus a corner area to hook up a washer and dryer. The kitchen, dining & living area are all open plan. There is a small wood burning potbelly stove along the north wall and opposite, direct access to a south facing balcony. The main living area is approximately At the east end of the main living area there is another room that could be used as a second bedroom. There is a door that gives direct access to the covered terrace on the east side of the house which allows you to make this floor completely separate from the downstairs area. At the moment, it is through this room that you also access level 2. However, you could create a hallway separating the bedroom from the outside access in order to create a small studio flat upstairs in the existing attic area or create a private master suite upstairs.

Level - 1: There are three rooms, none with underfloor heating. The first room (the middle one) is the room that you enter when you come down the stairs from the main living area on level 1. This room also has direct access to a small pedestrian alley outside. On the east side of this room there is the 2nd room which is approximately 28 m² but has a ceiling height of less than 1.8 m. There are no real windows in this room however, there is a window which lets in natural light from upstairs & the ceiling has been insulated. On the west side of the center room, is the 3rd room which is approximately 23 m² & has a sink and hot water boiler. Again, you could possibly make this level into a separate apartment as it has its own entrance from outside or simply use it as a ski room/storage room for all your sports equipment, a workshop, office, fitness or games room or even a spa area with sauna, whirlpool & massage area…. the possibilities are as far as your imagination & budget allow you to go!!

Villemartin is approximately: 3.5 km to Bozel where there is a free ski bus that runs approximately every hour during the winter and summer season to Le Praz, Courchevel. 13.5 km to the ski lift in Le Praz, Courchevel 10 km to the ski lift in Champagny that links to Paradiski 184 km to the Lyon, Grenoble, and Geneva airports 18 km to the TGV train station in Moutiers

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.


The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.


It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.


An interesting and wonderful area all year round, there is much more here than the snow sports.

Bozel - Courchevel Ski Resort

Bozel is a beautiful town which gets a lot of sunshine all year round.  It is predominantly French but there are a few English locals too who tend to be well integrated into the local community, with kids in the school.  Bozel thrives in winter and in summer.  Just 10 minutes by car from Moutiers (where trains arrive from London, Paris, Lyon...), 10 minutes drive from the ski lifts in Courchevel le Praz, and just 8 minute drive from Champagny/la Plagne, you have the pick of several ski resorts in winter time!  Most notably Bozel is also on the free ski bus route to Courchevel.

 

In summer Bozel attracts many people who come to the area to walk, bike and climb or just relax by the lake and enjoy the French way of life. Bozel has everything you need - shops selling local produce, a butcher, a beautiful church with its unusual spire, beautiful views of the Grand Bec, walks from the doorstep, bars and restuarants.  Its a great place to consider buying as you can get a lot more for your money here than you can further up the mountain, although people are now wising up and it is expected prices will start to rise soon.
