Ten minutes to a choice of ski resorts in the Pyrenees Orientales. Barcelona airport 2 hours, Perpignan 90 minutes. This beautifully renovated 18th century French stone farmhouse, is in the heart of a French Catalane village called Err but just minutes from a bustling town of Saillagouse. It has been lovingly restored with attention to quality and detail throughout keeping wooden beams and exposed stone walls where ever possible.
As you enter the house you have lots of storage space and a boot room area. Through the main hallway into the kitchen, with Brazilian granite flooring, is the most amazing kitchen equipped with everything one could need including a huge Arga! Seating around an island with full internet system in place and storage everywhere, modern yet contemporary! This well thought out room is 35m². Off the kitchen is the dining room of 12m² opening out to the garden.
On the ground level there is a bedroom or office of 8m², a boiler room, wood storage, laundry room and wine seller equipped with a safe!
On the first floor is the lounge of 35m² with access out to the balcony and with a large enclosed fireplace. You have two bedrooms on this level with a shower room and bathroom. 10, 9m².

On the top floor is a large office of 15m² with all the modern technology in place and the master bedroom with dressing room and ensuite shower and bathroom. Bright and airy with large velux windows. There is a further wing of ground floor accommodation that could be finished off to be a studio apartment but currently used as storage! The plumbing and heating is all in place. The staircases have all been replaced with oak and carefully staggered on each level to avoid down draughts when areas of the large house are not being used and each floor double insulated to avoid noise carrying.
The house has a large south facing balcony with mountain views, and many beautiful views from the windows, with a fully enclosed private courtyard surrounded by high stone walls. The garden is very private with apples figs and a vine and private parking. There are external steps leading up to the large balcony accessed from the lounge.
The property is fully double glazed with high tec glass that keeps the heat out in the summer. It has an Oil and Wood hybrid Central Heating system with a Honeywell remote system installed, which also heats the water .
You have spectacular surrounding countryside and lots of sports: Skiing (cross country, downhill, free style) snowboarding, ice skating, ice hockey, hand gliding, wind surfing, sailing, mountain climbing, hill walking, cycling (road and cross country), equestrian activities, rugby, football, golf . It is 20 mins from Andorra, 90 mins by car to Perpignan and the Mediterranean beaches, 2h from Barcelona and 2 ½ hours from Toulouse. Excellent local schools with school transport provided.
