This lovely little house with enclosed courtyard and garden is situated in a pretty village just 20 minutes (19 km) from the motorway and 19 minutes (16 km) to the train station at Montrejeau. The main house has oil central heating, main drainage, a terrace at the rear, lovely courtyard at the front with a large covered car port and gated entrance. The larger second house needs to be renovated and has an enclosed and private garden to the rear and opens onto the same courtyard as the smaller property. This is a great opportunity to purchase the two houses and once renovated have a home plus a guest house or gite.

HOUSE The accommodation is all on the ground floor.

There is a hatch that opens into the attic space – part of which could be made into another room if required (area over the ground floor bedroom). You enter the property via the iron gates into the large courtyard area. The main entrance door to the property is directly facing you.

LIVING ROOM This is a very attractive room with two lovely windows and a double-glazed door that opens onto little steps down to the courtyard. The room is bright and spacious with a large wood burner (Deville) that provides heat throughout the little house. The room has exposed beams, 2 radiators, views of the mountains to the south and the courtyard and is used by the owner as a relaxing lounge and dining room.

CORNER OFFICE The little hallway to the rear of the living room leads to the bedroom and shower room and to the side is a little corner office with double glazed window and a view of the mountains.

BEDROOM The bedroom has a marble fireplace, radiator and a window overlooking the little village and a view of the mountains.

SHOWER ROOM This room has a shower cubicle, WC, wash basin (set in a unit), radiator and extractor fan.

KITCHEN There is a side door that leads directly into the kitchen which has a tiled floor, window overlooking the courtyard and a small window at the rear. There are some fitted units, a radiator and a sink.

BASEMENT A few steps from the courtyard lead into the basement area below the house. This is a spacious room with water and electricity currently used by the owner as a laundry and boiler room.

SECOND PROPERTY TO RENOVATE

This second home is larger and needs renovation but once completed could become the main residence or a second holiday home or rental property. The door from the courtyard opens into a long hallway with a door at the opposite end that gives access to the garden.

GROUND FLOOR

On the ground floor is the entrance hallway, a room with exposed beams, tiled floor and is currently used to store items and a small storage room that sits under the stairs to the first floor.

FIRST FLOOR A wooden staircase to the right of the entrance door leads up to the first floor and opens directly into the large living room. This room has a super wooden floor, 2 windows (one overlooking the courtyard and one the garden to the rear). It is possible to add a wood burner or range cooker as there is a pipe into the chimney. The room has exposed beams and a view of the mountains.

SECOND FLOOR

A staircase from the living room leads up to the second-floor accommodation. A door at the top of the stairs opens into the first bedroom, again with a lovely wooden floor, exposed beams, two windows one of which is an arch window overlooking the garden. A door from bedroom one opens into the second bedroom with wooden floor and one window with a view of the village and the mountains. A curtain divides off the open wash basin and WC and a built-in shower cubicle with door.

ATTIC There is an attic in this property, but it is not high enough to create additional accommodation. It could be used for storage or you could explore the possibility of merging the attic and second floor to create high vaulted ceilings (this would need to be confirmed)

EXTERIOR

The property is entirely enclosed making it secure with a lovely iron gate opening to the courtyard and a wooden gate into the terrace at the rear of the smaller property. The smaller house has a beautiful appearance with pretty shutters, little Juliet balconies, palm tree and is very well maintained. The car port is enclosed on three sides with a roof and has space to store wood. There little pig sties and storage above them that the owner uses for garden equipment and a small storage room that was previously a WC. The terrace at the rear is small but an ideal place to sit on a very hot summer day if you wish to be cool. The garden is lovely and is quiet and private.

Pyrenees - Haute Garonne Ski Area

The department of Haute-Garonne borders onto Spain in the south and forms part of the French Midi-Pyrénées region and is surrounded by the departments of Hautes-Pyrénées, Gers, Tarn-et-Garonne, Tarn, Aude, Ariège and the Val d’Aran in Spain.

 

The Garonne river rises from across from the Spanish border, descending for some 500km down through the Pyrénées mountains, via Toulouse into the Atlantic ocean at Bordeaux, leaving in its wake, beautiful lakes, powerful rapid waters and challenging peaks to explore.

 

In the summer, the region offers an amazing choice of activities including rafting, potholing, paragliding , climbing, golf, fishing, horse-riding, gliding, adventure parks, fabulous hikes, mountain bike and of course many Tour de France climbs for cyclists and bikers. Visitors are always amazed at the choice of activities, tourist attractions and friendly welcome on offer here right in the centre of the Pyrenees.

 

The proximity to Spain is a lovely extra little touch with the opportunity to experience two different cultures and sample the local tapas, sangria and rioja wine.

 

Toulouse is the main, international airport for the region, with daily flights to the UK and other European and long-haul destinations and Tarbes/Lourdes airport offers access in under an hour.

 

Motorway access to the villages is easy with routes from Bordeaux, Paris, Lyon and Marseille and you can also cruise overnight via ferry to Santander and Bilbao in Spain.

 

There is a choice of excellent ski resorts in the area catering for all abilities, including; Luchon Superbagneres (the second ski resort to open in France after Chamonix) with its excellent après-ski facilities. Imagine relaxing after a day’s skiing in the thermal spa, having a massage before enjoying a lovely meal with friends or even an English film at the little cinema in the centre of town! In 1854 Luchon received the title of "Queen of the Pyrenees" and it is easy to see why with its beautiful boulevard and impressive villas, spa, casino and mansions.

Le Mourtis Ski Resort

Situated above Saint Beat, at the start of the Val d’Aran and only 1h 30 minutes from Toulouse, Le Mourtis is a family friendly ski resort. Located in the heart of a magnificent forest that is home to brown bears, deer and other small animals.

 

Le Mourtis has 23 km of pistes including 8 green, 5 blue, 5 red and 2 black runs ranging between 1380 m and 1816 m altitude. There are 13 lifts including 2 chair lifts and 2 rope tows, 2 ski schools (ESF and ESI) and a new snow park..

 

As a family friendly ski resort, children are well catered for at Le Mourtis. The nursery welcomes little ones and has a playroom, video and dormitory. Older children have their own club play space including 2 toboggan runs, 2 snow gardens, 4 lifts and the possibility of ski lessons.

 

In addition to downhill skiing, Le Mourtis also has 15 km of marked trails in the woods for cross-country skiing and 45 km of forest trails for snow shoeing . Mountain guides are available to take you on these trails if you wish. The resort also offers dog sleighing on a 5 km circuit.
