Property Description

This spacious 4 bedroom family chalet was built in 2003 by Chalets Grosset-Janin a renowned quality builder of chalet style homes throughout the French Alps. Burnt wood finished pine specially treated at manufacture will protect the chalet for life so no expensive time consuming maintenance will be needed to the exterior - just enjoy!

The accommodation consists of the following:

Ground Floor: Entering the property at this lower level via the sweeping driveway there is a large utility room which also houses the hot water system which is solar powered and very efficient. There is also a very large open workshop area which has excellent potential to be converted into a self contained apartment. The integrated garage (electric up and over door) found at this level could also be converted and create additional habitable space. This entire level (except inside the garage) has beautiful modern ceramic tile flooring. WC and wash hand basin.

First Floor: This level is reached via the wooden and wrought iron spiral stair case - open plan layout naturally light and bright with large windows and glass sliding doors leading out onto the wrap around balcony and terrace with stunning mountain views. There is an American style fitted kitchen which is all electric except for the gas burners which use a propane bottle, the kitchen is fitted with quality appliances, there are SMEG ovens, fridge, freezer, a Whirlpool dishwasher, and a silent extractor hood over the burners made by NOVY, in the lounge area there is a deluxe wood burning stove manufactured by A.R.C.O. This entire floor is heated by electric under tile floor heating which regulates the temperature beautifully and efficiently warming this first floor level. Additionally there are electric wall radiators located throughout the chalet which are seldom used. There is one double bedroom leading off from this main living room it is currently being used as a bedroom and it has its own en-suite shower room. The wall has been built on top of the ceramic flooring and therefore could be removed to increase the living room/dinning area if required. There is also a separate WC with small wash hand basin positioned to the left hand side of the kitchen and at the top of the stairs for use at this level.

Second Floor: This top floor has 3 double sized bedrooms 2 of which have fitted wooden wardrobes to stay. The 2 bedrooms that face south (front aspect) have exceptional mountain views. There is a bathroom on this floor which has a shower attachment over , new vanity unit with draws, vanity wall mirror with lighting, bath tub, heated electric towel rail and WC. This entire level is heated by electric wall radiators when needed but mainly receives adequate heat from the open plan living area underneath and sunshine that pours in through the mass of glass windows and sliding patio doors.

Landing Area: Ample electrical sockets are in place for this open plan landing currently used as an office space but would make a great play area too. The minstrel gallery looking over the living room below keeps this landing area bright and warm.

Mobile phone signal, telephones, TV and Internet connections in the chalet are all possible and provide high speed connections if considering working remotely from home. To fully appreciate all this wonderful chalet has to offer a viewing is highly recommended. The chalet is ready to move in now it has potential to create a separate self contained apartment which could generate an income immediately. The detached 2 car garages have electric up and over doors, this building has been built to a home build quality because the current owners had ideas to attach the main chalet to it and increase the habitable space. In these garages the electrical supply has been up rated to 3 phase for this future development plan.

OUTSIDE: The total plot size is just over 1800 M² the garden is landscaped and has an array of shrubs and fruit trees including pear, plum, quince, and to the one side there is a vegetable area to grow organic produce 'what could be healthier'. The properties gutter system is connected to a rain water collection tank to use when watering the garden during the dry summer months. This beautiful south facing property is always in the sunshine and the far reaching mountain views are breath taking and ready to enjoy every day from inside or when relaxing on the outside terraces.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Brides-Les-Bains, Meribel Ski Resort

Brides les Bains is a quiet spa town in the pretty valley below Méribel, and is connected to the ski area of the Three Valleys by gondola. The gondola up to Mèribel takes a while and accesses a couple of villages, les Allues and le Raffort, part way up which allows for some decent off-piste runs when conditions permit. It is possible to ski all the way down to Brides when the snow is exceptional but regrettably that is rare, so most people hop back on the gondola either in Meribel or enjoy the off-piste runs down to either of the two villages and then continue by lift from there.

Before it became a ski base it was, and still is, a thermal spa town and as such has much to offer. As well as the spa centre, there are several good value hotels and chalets, shops, restaurants, a casino and a couple of bars – although evenings are generally quiet because it only has a few bars to choses form it does mean that you all end up getting know each other quite quickly so in fact has quite a social feel.

Indeed it has a big following of snow lovers who value a cheaper resort, a proper town feel and easy access as the snow rarely blocks the roads at this height. I like Brides-les-Bains, it quirky, different and very French and makes an unusual and interesting ski base from which you can enjoy the enormous state of the art ski area of the Three Valleys at a much better price. It is also a great summer location for all mountain enthusiasts and offers a lot of different activities during the winter as well.

Because of this it can make a slightly more interesting base for non-skiers who can make use of the thermal spa treatments which can be booked as week courses or as individual treatments – relax and enjoy!
