Building land for sale with planning permission to create a fantastic 4-bedroom chalet – just 1km from St Martin de Belleville and the 3 Valleys lifts
- 5 minutes drive to ski resort
- Mountain views.
This well-located plot of 475 square metres is being sold either as a plot of land individually (including the planning permissions outlined), or as a full-scale development to construct the chalet outlined in the photos and description below. The plot is in Le Chatelard, a charming satellite village of St Martin, part of the world’s largest ski area – les Trois Vallées.
LAND ONLY The plot of land measures 475 square metres and has planning permission fully accepted by the mairie to construct a 4-bedroom chalet of 219 square metres, as per the specifications outlined. There would be scope to purchase the land and undertake a construction different to those supplied, but this would require a new planning application at the town hall (not difficult, but mildly time-consuming).
LAND AND CHALET CONSTRUCTION The second option is to purchase both the land and to enlist the construction of the outlined chalet to a local architect, who has a wealth of experience in both renovations and constructions within the valley. Further details on the exact specifications can be supplied separately, but the chalet would be a 4-bedroom, 4-bathroom property set over 3 floors, featuring an impressive double height living room, a spacious open plan kitchen/dining area and a triple garage. The property would also boast stunning views of the valley to the north. This is a truly exciting opportunity to invest in the ever-growing market of luxury, mountain real estate.
This chalet would serve as the perfect place to indulge in the alpine lifestyle throughout both the winter and summer season in the Belleville valley, with easy access to the slopes, while still offering a tranquil place to come home to. Le Chatelard really is an ideal location for this project. The ski area that can be accessed directly from St Martin covers 600km of piste, not to mention the endless off-piste itineraries, making it the largest linked ski area in the world, with half of it in the same valley as this property. There is an off-piste ski run which, in good snow conditions, will bring you right back to this village, although you must go with a guide for at least your first few times.
In the summer this same run is part of the extensive network of mountain paths that allow you to go and explore the local nature and wildlife. Summer also heralds the mountain biking season, with the runs under the St Martin lifts some of the best in the area, but the typically-glorious weather is also ideal for just relaxing and enjoying some R&R! This lovely French village is located in an area of outstanding beauty that gives a taste of real French rural life whilst being a very short drive from the largest ski area in the world: You can often see chickens roaming around and cows being brought down off the mountains to live in the vaulted rooms under the houses, and there is a farm restaurant in the village which is totally authentic and serves really good quality mountain fare – most of it straight from the farm.
Three Valleys Ski Area
A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.
The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.
It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.
An interesting and wonderful area all year round, there is much more here than the snow sports.
Saint Martin de Belleville Ski Resort
Based at 1400m and directly linked into the vast Three Valleys network by an 8 person gondola, St Martin de Belleville offers unlimited, world-class skiing.
The village is picture perfect, unspoiled and authentic making St Martin de Belleville the perfect ski resort if you are looking for a taste of authentic France combined with state of the art skiing. Clusters of traditional chalets and original Savoyard farmhouses are dominated by the close mountains with chamois and wild boars roaming free in the surrounding forests. St Martin was voted a “Top Ten Picture Postcard resort” for its pretty, traditional architecture and stunning Alpine scenery, it’s interesting to note that the commune have had the foresight to bury all the electric and phone cabling which means that not only does it have a clean uncluttered look, but you are unlikely to lose power when the snow hits!
As an added bonus Val Thorens, officially the highest resort in Europe is situated at the top of the valley offering great skiing from mid-November to mid-May. St Martin also has some of the best and clearest runs in the Three Valleys; with skiing for all levels back down to the village and red run Jerusalem a firm favourite with many, and the confidence inspiring off-piste powder fields have to be experienced to be believed. In the height of summer during July and August the valley is host to walkers, nature lovers and adventure seekers who arrive to enjoy the traditional and less traditional mountain activities along with the colourful mountain meadows and beauty of the contrasting vibrant green against snow capped mountains.
It is also a near neighbour to the Vanoise Park, a protected area of outstanding natural beauty. St Martin de Belleville has a lower key nightlife than its glitzy neighbours. Having said that, the valley boasts two Michelin starred restaurants, one being situated three minutes from the village, the other in Val Thorens. St Martin itself has several friendly bars and restaurants which retain a mountain village atmosphere with prices to match. This ski resort seems ideal for ski and mountain lovers looking for an authentic atmosphere a little apart from the crowds, and out of season it still has life and enough year round residents to stop it feeling like a ghost town.
