This magnificent chalet is located in Les Allues, the main village in the Méribel valley. In winter, a short 3min drive to the Olympe bubble, or the free shuttle service, gives access to the slopes of Méribel and beyond. Perched in the upper part of Les Allues the chalet was originally built as a spacious family home. The chalet was built in 1997 on a large east facing plot and benefits from a very sunny exposition particularly in the morning. With 195m² of habitable space the chalet has a spacious calm feel to it. An ingenious mix of gas and wood burning sources of heating provide an economic solution to the annual energy requirements. The extra apartment with separate entrance could be a welcome additional income source or provide staff or family accommodation.

The main entrance to the chalet is situated on the 1st level adjacent to one of the garages (18.4m²) and the road. Through an entrance hall (7.2m²) with independent WC (1.9m²) and one is greeted with a vast living area (36.9m²) complete with open fireplace and fabulous views to the east and an extensive wooden terrace. To one side of this we find the well equipped kitchen and dining area (21m²) which boasts a modern wood burning kitchen stove which can also supplement the hot water system in the chalet. The kitchen also benefits from lovely views and a separate entrance on this level. Also adjacent to the main living area is the first of the en-suite bedrooms (16m²) with bathroom (3.4m²) and separate WC (1.4m²). This bedroom also has its own access to the east facing terrace area.

Upstairs from the entrance hall to the main bedroom area we have firstly a separate WC (2.2m²) and a shower room (3.4m²). The first bedroom on this level is very spacious (26.1m²) and is currently divided into two rooms one with an adjoining bathroom (8.5m²). This bedroom also has its own east facing terrace. Three other bedrooms complete this level , (8.3m², 11.2m², 11.9m² respectively. These share a separate WC (1.9m²) and bathroom (3.1m²)

Up another short flight of stairs leads to an extensive attic area (40.5m²) of which 7.6m² of the useable area is above 1.8m in height. This has been used as a play area and dormitory.

On the lower ground floor is a fully independent apartment with a kitchen living area (17,5m²) complete with wood burning stove, separate bedroom (9.9m²), bathroom (3.4m²) and separate WC (1.9m²).

The apartment can also be accessed via a stairwell to the entrance hall. On this level we also have a storage area (8.2m²) and laundry room (7,4m²). A second garage (24.5m²) is also on this level accessible from a driveway at one end of the property. Another storage area 18,4m² accessible from the south side completes the tour.

The chalet is fantastic opportunity for someone with imagination and creativity to use the available space to its maximum potential. The large plot of land (an extensive garden for the time being) and current planning regulations allow the possibility for the construction of a second chalet to the south of the main chalet. This could easily be incorporated into the plot without adversely affecting the splendid views to the east and north. Subject to the acceptance of planning applications by local authorities. Situated only 1.4kms from the Olympe bubble and acces to the slopes of Méribel and the world famous Three Valley ski area, the chalet is in the perfect location to benefit from the skiing possibilities and the year-round potential of the village of Les Allues. Les Allues has shops bars and restaurants open all year long and is home to an active year-round international community.

In summer there is a wide range of outdoor activities including mountain biking, an 18 hole golf course, horse riding and mountain walking. Together with the skiing potential this makes the chalet a fabulous opportunity for a family looking to start a new life in an exciting outdoor environment. The village of Les Allues in the Méribel valley is just 15km from the Moutiers train station (with Eurostar and TGV services during winter) and the international airports of Geneva (180km) Lyons(175km) and Grenoble (175km) are all within 2 hours reach.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.


The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.


It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery.There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.


An interesting and wonderful area all year round, there is much more here than the snow sports.

Meribel Ski Resort

Méribel is one of most popular resorts in Europe for English-speaking skiers along with Courchevel and Val d’Isere.

 

Meribel is the central valley of the largest ski domain in the world, Les 3 Vallées.

 

With 600 km of groomed pistes, 85% of which are above 1800 metres, 25 accessible summits, 174 modern lifts and over 2090 snow cannons covering 43% of the ski area the statistics are impressive as is the skiing. However Méribel is much more than the 5 month winter ski season and an extended stay in summer or during the colours of autumn are needed to appreciate this.

 

The initial development of the ski resort in the late 1930’s was a British and French partnership and this acceptance of English speakers continues to this day. Méribel is now a much more diverse international community with a large percentage of residents or visitors speaking English as their main or second language.

 

The main village of Méribel is built on the eastern side of the valley between 1450 and 1700 metres and because of this it is surrounded by forests or grass & timbered slopes. The strict architectural codes of alpine sloping rooflines, timber and stone cladding compliments this setting and makes it one of, if not the most, attractive of all the large high altitude French ski resorts.

 

The other major “resort villages” are Méribel Mottaret (1750 m), Méribel Village (1400 m), Les Allues (1100m) and the spa town of Brides-Les-Bains (600 m) at the very bottom of the valley. There are many smaller villages or hamlets so the range of property covers all tastes from barn conversions & village houses through to ski apartments and super luxury ski in ski out chalets with private swimming pools. As well as the normal range of hotels, bars, restaurants & shops Méribel boasts a range of facilities and activities.

 

The Méribel Olympic Centre is home to a full size ice rink, indoor climbing wall, 25 metres indoor heated pool and water slide, conference centre, gymnasium and wellness centre of spa, steamrooms, etc.

 

There is a spectacular 18 hole Golf Course at 1700 metres and a huge range of other outdoor activities such as tennis, hiking, mountain biking, road cycling, paragliding, fishing, etc which are enjoyed in the warmer months. Méribel property is generally more expensive than other French resorts but not yet at the dizzy heights of Courchevel 1850 with perhaps the exception of a few of the most prestigious pockets.

 

As Méribel continues to become ever more popular with the big spenders of the world the strong capital growth experienced over many many years is likely to continue.
