As the heart of this home the kitchen leads out via three doors, left into the lounge, ahead to an inner hallway and finally right into the old stables. The lounge, with original farmhouse features and wood burning stove, profits from light entering from south and west aspect windows, portraiting the breathtaking and panoramic views. The inner hallway hosts an office area with doors leading left, right and ahead. The left door opens out into a large double bedroom, which could be used as a separate dining room if required, it has west aspect windows. This room gives access returning into the lounge, plus a second door into bedroom 2. Bedroom 2 is also a large double bedroom with windows to the west and north. At the far end of the hallway is bedroom 3 with french glass doors leading out to the rear garden. The room is large, bright, and, like all the bedrooms, fully carpeted to give a warm and cosy feel. To the right of the hallway is located the bathroom, with bath, shower-over, sink and WC. There is also a separate WC plus a large storage cupboard adjacent, with 300L water tank. The old stables, also accessed from the kitchen, opens out to a spacious work shop, large storage area and a laundry room. This area could be renovated to give a TV/cinema room and double garage, if required.

Stairs then lead up into the barn. The barn is vast and offers a multitude of possibilities to the new owner, subject to planning consents. There is currently a one bedroom apartment within the barn that hosts open-plan lounge-kitchen space with modern style fittings, bedroom and shower room with WC and wash basin.

Outside there are gardens on three sides of the property, a terrace and parking for 3-4 vehicles.

This really is a lovely property and farmhouses like these within such proximity to the attractive village of le Biot are rare to the market. Le Biot offers a number of shops including, ski rental, a local cheese shop, bakery and a hotel-bar-restaurant, with new investment projects for a second bar-hotel. The le Biot primary school, within 15 minutes walk, also has a highly respected reputation.

Le Biot is a sunny little village just 15 minutes drive from Morzine, a ski resort that sits within the heart of one of the worlds largest linked ski domains, the Portes du Soleil. The area profits from a good snow record with Morzine-Avoriaz usually finding itself within the top 3 snow-sure resorts of Europe each year. During the summer the area makes a break from skiing to become a mecca for road and mountain bike enthusiasts as the ski-lifts convert to carry these ultra-suspension clad mountain bikes to the top of hair raising runs down. With an abundance of local lakes and pools on offer, there is no shortage of options for cooling-off when not hurtling at speed on a bike or after a good days hiking. Furthermore, in just 20 minutes you can escape the mountains to enjoy the sandy or pebble beaches by Lake Geneva at Evian and Thonon-les-Bains. Geneva and the international airport are about an hour away and there are no shortages of minibuses to get you here, making the airport run during both summer and winter fast and pain free.

Portes du Soleil Ski Area

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.

Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.

The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean DAulps to name but a few.

They also offer excellent opportunities for downhill mountain bikers outside the winter months.

As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.

Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.

Morzine Ski Resort

Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day.  When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.

In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!

If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.

There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun.  This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
