Top two floors of this beautiful typical Savoyarde farmhouse for sale in La Baume just 16km from Morzine and 18 km from Thonon-les-Bains. The major work to renovate it has been completed leaving the finishing off for the new owners. The accommodation is over two floors.
The first floor of approximately 150m2 has had the walls insulated, the new windows fitted and one bathroom installed. It has a stunning open plan living space with a wood burning stove and breath taking views through the 3 sets of French doors that lead out to the balcony. All the electrics and plumbing are in place for the kitchen and another bathroom.
The second floor, also approximately 150m2, is the attic with all the original beams cleaned and in good condition. There are lots of options for the final lay out and the space could easily provide 4 or 5 bedrooms with en suite bathrooms.
• New roof and new windows
• Large wood burner with oven
• Parking for several cars
This could be the most unique mountain hideaway that is a bit different. Layout Entrance hall with floor to ceiling cupboards – Because the farmhouse is set into the rocks the entrance is at ground level at the back of the house. Large open plan living space with access onto the balconies on 2 sides 2 bedrooms – the walls could easily be removed if the bedrooms are created upstairs. Bathroom and plumbing in place for a second bathroom and the kitchen 2 separate WCs. The attic space with all the beams exposed is a blank canvass and could be 4 or 5 bedrooms or take part of the floor out to create a double height room for the living space downstairs and still have 3 bedrooms. The large garden offers some private garden and a lot of shared space with the other half of the house. Parking for several vehicles.
Access and surrounding area: The chalet is just a 20 minute drive from the centre of Morzine, placed at the heart of the vast ski area of the interconnected Portes du Soleil domain. With 650kms of linked pistes the Portes du Soleil is a mecca for all winter sports and summer mountain activities, most notably mountain biking, road biking and swimming in the beautiful lakes and pools of summer. There is of course an abundance of great walks for the keen rambler and a choice of 2 spectacular 18-hole courses for the avid golfer nearby. The Farm is only just over an hour from Geneva airport, making short breaks feasible. Lake Leman with the spa town of Evian-les-Bains are around 25 minutes away offering lakeside beaches and more endless summer, water and adventure activities. Morzine Ski Resort
Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day. When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.
In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!
If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.
There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun. This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
