Property Description

Ideal business opportunity properties for sale in Le Biot only a 15 minute drive from Morzine and 55km from Geneva international airport. This smartly renovated farmhouse is currently being run as a catered chalet by the owners who live next door in the old forge. The farmhouse has:

• Traditional style kitchen with pantry

• Sitting/Dining room with woodburner

• Second sitting room

• 5 large bedrooms 4 with en suite bathrooms

• Loft bedroom

• Ski/sports equipment room with separate entrance

Renovated with care and an eye for detail the Forge, over three floors, has lots of exposed beams and original features. It is a stylish mix of new and old in an idyllic setting.

The top floor is the living space with access onto a sunny large balcony with mountain views. The entrance to this ski property is into a lovely farmhouse kitchen with a shaker design. With wooden surfaces, butlers sink, an impressive kitchen island, plus pantry, this room, with it’s large and attractive cooker unit, is light, welcoming, and a joy to cook in as the heart of this home. From its central position, the kitchen is between two spacious living rooms that are on either side of it. The first of these living rooms, currently used as a living-room with dining table, is full of farmhouse charm, presenting an attractive wood-burning stove and feature wooden hay stalls. The second of the living-rooms is currently used as a games/tv room but could offer a grand 6th bedroom as it is equipped with en suite shower/washroom, plumbing has also been put in place to add a bath if required. Moving through the living-room/dining room to head upstairs brings you into a surprisingly large tardis-like space hosting 4 double bedrooms, office, and access to the ski locker room. Each bedroom is well presented with immaculate finish. Three of the four bedrooms have en suite shower rooms but, with little work, there is the option of turning bedroom 3 en suite into a jack-and-jill shared bathroom to serve bedroom 4. All 4 bedrooms are of double size with bedroom 1 offering the largest space, working well as a possible master bedroom with balcony. Meanwhile, bedroom 3 has a beautiful feature stone wall, also with access to the balcony. A loft bedroom, or possible playroom, is up a further level and sits in the attic space of the farmhouse chalet. Being tucked away it makes an deal spot for managing the accounts but would also work well as a playroom for children requiring their own space or another bedroom.

The ski locker can be accessed from outside using keycode security or internally from the first level.

The Forge - Ground Floor

The entrance, via one of the original doors, leads into a room with space for coats and shoes with a laundry area. A door opens into the snug/study with a double height ceiling and a feature wooden staircase with toughened glass paneling and leads to a stylish landing on the middle floor.

Location Just over one hour (55km) from Geneva airport, this property is ideally located to attract international clients looking for a short break to the mountains. Le Biot is a pretty village with a friendly bakery and, arguably, one of the best cheese shops in the northern Alps. There is also a bar-pizzeria, post office and a very welcoming, and thriving, primary school. Everyone initially comes to the area for the world class ski resorts on the doorstep but stay for the summer to experience the Alps in it’s true beauty. From fabulous waterfalls, lake swimming, open-air pools, downhill mountain biking, road cycling, water rafting, as well as a whole host of other activities, concerts and festivals throughout the hot months. Whichever month, the Portes du Soleil area doesn’t fail to deliver.

Portes du Soleil Ski Area

600 km of skiing in 2 countries making the Portes du Soleil the biggest international ski area in the world.

Here skiing is a journey, with different panoramas and routes to look forward to every day, and each of our 12 village resorts offering a charm of their own.

The resorts are amongst the most well known, including Morzine, Avoriaz, Les Gets, Abondance, Chatel and St Jean D’Aulps to name but a few.

They also offer excellent opportunities for downhill mountain bikers outside the winter months.

As a popular holiday destination in both summer and winter, these resorts offer investment potential. So whether you are looking for a quiet and peaceful family resort (Chatel or St Jean D'Aulps for example) or something a little more lively (Morzine) the Portes du Soleil has it all.

Within easy distance of the International Airport at Geneva plus close to Lake Geneva, this ski area is the perfect destination.

Morzine Ski Resort

Situated mid-way between Mont Blanc and Lake Geneva, the ever popular resort of Morzine is absolutely stunning, well known for its Alpine scenery, nestled between forests and summits. Life is leisurely, and the village although vibrant and bustling has lost nothing of its original charm and Savoyard way of life. Ideally situated right in the middle of the Portes du Soleil, Morzine is the gateway to a marvellous winter playground of 650 km of ski-slopes where you can ski from French into Switzerland and back again all in one day.  When it comes to lunchtime you are spoilt for choice with all the mountain restaurants scattered everywhere.

In summer, these slopes become sign-posted footpaths for trekking and moutain biking. Originally life in Morzine was one of agriculture and slate-mines but with the opening of the ‘Grand Hotel’ (first tourist hotel built in the 1920’s) and its owner François Baud opened up a new opportunities for the village and it’s in habitants. Then in 1934 the Pleney cable car was opened and the thick covering of snow started some previously unknown sports: tobogganing, ski-jöring (towed behind a horse), the beginnings of downhill skiing and even ski-jumping!

If ski or snow boarding instruction is the order of the day there are avariety of French and English speaking Instructors in the ski schools.

There is a vast array of shops, bars and restaurants, offering plenty to non-skiers as well and for after ski fun.  This makes Morzine a good all year round resot for those who live here and those with Holiday homes.
