This is a fantastic investment opportunity in the heart of the Espace Diamant ski area. A well designed 2 bedroom / 2 bathroom apartment with parking, pool and spa facilities. Gives a guaranteed income through the leaseback system. These Leaseback apartments were built by MGM in 2008 and have 11 years left on the lease. They are incredibly high quality finish and well designed with stunning views over Mont Blanc and the Beaufortain region.
There are 6 apartment buildings in total and this apartment was the last block to be built. There is a main reception area, for guests to check in, and parking and ski locker underneath the apartment building, with a lift to the third floor.
The 53m2 apartment is on the third floor and shares a lift with one other apartment. On entering, there is a large hall leading in to the main living area, with fully equipped kitchen. All the furniture shown in the photos is sold with the apartment and CGH, the management company, upkeep the furniture during the leaseback period. The living area has a dining room and sofa / TV, and leads out to the 9m2 terrace with superb views across the Beaufortain area. There are also two bedrooms. One of the rooms is ensuite, with the bathroom leading from the bedroom. The other is next door the bathroom and separate WC.
The apartment is located on the road between Bisanne 1500 and Les Saisies. There is a local bus service to the towns, which runs every 15 minutes. However, all the facilities needed are located in the resort. There is a spa, with a swimming pool, hot tub, 3 steam rooms and 2 saunas, plus a gymnasium. There is also a sun terrace for the summer months. A SkiSet ski shop is located on the premise, as is a Traiteur / small supermarket which does take-away meals.
The apartment is ski in/out with the piste passing 10m from the building. The piste leads to Les Saisies, a very family orientated ski resort, with Ski Schools, cross country skiing, husky sledging, climbing walls, bowling and much more. The leaseback on the apartment is in place for another 11 years. This provides a guaranteed rental income of €4000 per year. The owners have the right to use the apartment 4 weeks a year but are also able to transfer these weeks to another apartment in the CGH group. The apartment is 100km from Geneva Airport, 160km from Lyon, 24km from Albertville.
Espace Diamant Ski Area
This newly completed ski area is a hit. It brings together some of the prettiest ski resorts in the Alps, and when you’re floating around on the super light snow found in the area there is one word that sums up the experience of skiing this domain – scenery – it’s really pretty, it’s really stunning.
For much of the skiing you are under the watchful eye of Mont Blanc the highest peak in Western Europe, which provides a sensational backdrop to any activity. The snow record for this area is exemplary and opens from mid Dec to late April in spite of being a relatively low area; they call it the Mont Blanc effect. Snow seems to fall here when surrounding resorts are not being so lucky and many a time I’ve been over to find fresh thigh deep powder when all around are praying for snow.
It is made up of five resorts; Crest Voland Cohennoz, Flumet, Hautluce, Notre-dame de Bellecombe, Praz sur Arly and Les Saisies and most of these resorts have their own satellite villages and resorts such as Bisanne 1500 which, whilst it has its own lifts, is classified as part of Les Saisies.
The Espace Diamant has 185kms of marked piste; 31 green runs, 59 blues, 47 red and 11 black, so something for everyone and in addition 4 bordercross trails and 3 snowparks add to the ensemble. Because of the newness of the area the lift system is good and efficient.
This whole area is extremely good for families; it is not for the full on party animals but there is a pleasant vibe in these resorts. In the summer the place is absolutely stunning; incredible vistas and flower meadows take the breath away and it is a great place for all types of mountain adventures whether of the gourmet, relaxing kind or full on adrenalin kind!
