Fos is the first village you see when entering France from Spain. In 1936, Fos was a transit point for refugees from the Spanish Civil War, before then being a point of escape from occupied France. Situated in a little Pyrenean village, just a 5-minute drive to the border of Spain and the Val d’Aran where you can visit the super little tapas bars and restaurants for lunch and/or dinner and supper. The property has retained many of the beautiful original features of the house. With wonderful high ceilings, marble in abundance, parquet floors and stained glass windows the property has many stunning features that remind you of a bygone age. As you enter the property through the iron gates you climb the marble steps to the entrance porch and conservatory where you find the following accommodation:

GROUND FLOOR CONSERVATORY (approx. 24 m2) - To the right of the entrance porch is a lovely stained glass conservatory – currently used as a wood store, potting shed and seating area. The wall of the conservatory and the ‘Juliet’ style balcony is sold marble. The iron struts between the stained glass windows are actual railway tracks. The ceiling of the conservatory has art deco stained glass windows. This room has beautiful colours when the sun shines in through the glass.

ENTRANCE HALLWAY - On entering into the actual property your eyes will be drawn to the sold, beautiful marble staircase leading up to the first floor. The hallway also as stained glass windows and doors separating the lounge area and beautiful original mosaic flooring. There is marble panelling on the walls and the columns that give an aura of opulence that cannot fail to impress. From the entrance hall, double doors on the left lead into the dining area, on the right the lounge area and straight ahead a corridor where you will find the ground floor bedrooms.

LOUNGE AREA (approx. 25 m2) - The lounge has parquet wooden flooring, a marble working fireplace and patio doors that open out to the solid marble ‘Juliet’ balcony. A beautiful painted fresco at the top of the walls and on the ceiling add additional interest and two further patio doors open into the stained glass conservatory.

DINING ROOM (approx. 35 m2) - There is a large dining room, again with an original working marble fireplace, parquet flooring and beautiful ornate wooden panelling on the walls. Patio doors open on to another ‘Juliet’ solid marble balcony, this time facing out into the garden. The double door leading into the entrance hall has wonderful stained glass windows. A further set of double doors lead into the hallway adjacent to the kitchen.

SMALL HALLWAY - The smaller hallway leading into the kitchen has two build in cupboards, ideal for storing cleaning equipment etc. From this area you can climb the lovely spiral wooden staircase leading up to the first floor and attic accommodation.

KITCHEN (approx. 20m2) - The kitchen is fully equipped with original tiled floors and has the original ornate cover that used to cover the old chimney. Patio doors from the kitchen lead out to a few steps that go down into the garden and onto the terrace sitting area.

BOILER AND LAUNDRY ROOM (approx. 16 m2) - A door from the kitchen leads into the boiler and laundry room. This room as the new, Bioselect/LASIAN central heating system, two water storage containers plus the washing machine etc. There is a built-in cupboard in this room and a window overlooking the garden. The electric motors for the heating system are Wiessmann, known for their quality.

CELLER (approx. 20 m2) - Access to the cellar is via the laundry room. Brand new wooden steps lead into this storage area. The owners have installed a water-proof electricity box in the cellar.

LONG CORRIDOR – The long corridor from the entrance hallway has an original tiled floor. An additional pellet heater provides supplementary heating if required. This hallway is currently used as a paint studio by the owner. Two bedrooms and a bathroom are accessed via this hallway.

BEDROOM 1 (approx. 25 m2) – This double bedroom has a working marble fireplace, solid marble ‘Juliet’ balcony, patio doors, a wooden floor and a large dressing room with a wash basin and patio doors with another solid marble ‘Juliet’ balcony. It would be possible to convert this dressing room into a shower room.

BEDROOM 2 (approx. 25 m2) – Another large double bedroom with a working marble fireplace, solid marble ‘Juliet’ balcony, patio doors and wooden floor. This room has a large walk in cupboard with a wash basin, again it would be possible to change this into a shower room.

BATHROOM (approx. 16 m2) – At the end of the corridor is a large bathroom with original wall and floor tiles, a bath, bidet, wash basin and WC. Apart from the kitchen all the ground floor rooms have a ceiling height of 4.20m.

FIRST FLOOR As you climb the stunning marble staircase from the entrance hall to the first floor, you find yourself in a large hallway with a wooden floor and glass ornate ceiling (bringing additional light into this area from the attic area). There are original fresco paintings on the walls and the ceiling. Double doors from the hallway lead to the afore-mentioned wooden spiral staircase that goes down to the ground floor and up to the attic floor.

BEDROOM 3 – This is a large bedroom with a marble fireplace and patio doors that open onto a lovely little balcony overlooking the garden. There is a walk in wash room with wash basin and bidet giving the possibility to have a small private shower room attached to this bedroom.

BEDROOM 4 – This room is carpeted but again has original wooden flooring which could be exposed once more. The balcony in this room benefits from all day sunshine (weather permitting). Once more the room has a marble fireplace. A door leads into a large area with original floor and wall tiles that could very easily be converted into a full bathroom or shower room (currently the room has a bidet and wash basin.

CORRIDOR – There is a long corridor that provides access to a further 2 bedrooms and a bathroom.

BEDOROM 5 – This room has a wooden floor and a beautiful white marble fireplace. The patio doors open onto a long balcony with lovely iron railings that runs the length of all the rooms in this part of the property. A dressing room completes this bedroom with a wash basin and patio doors leading onto the balcony. Again this would be a lovely shower room.

BEDROOM 6 – A wooden floor, marble fireplace, and patio doors leading onto the balcony shared with Bedroom 5. The room has a dressing room with a wash basin that could be converted into a shower room. The bedrooms on this floor are all approximately 25 m2.

BATHROOM – This bathroom still has the original wall and floor tiles, bath, bidet and wash basin. The WC has been replaced. All the rooms on the first floor have a ceiling height of approx. 3.85m.

ATTIC The attic is accessed via the oak wooden staircase. There are a further 5 rooms on this floor that could be renovated to provide additional accommodation, sizes vary from approx. 7m2 to 90 m2. It would be possible to install a lift in the space occupied currently by the wooden staircase. The hallway on the second floor is approx. 35m2 Marble is a feature throughout this property. Each of the marble fireplaces throughout the chateau are a different style and colour. The marble used has been quarried from a variety of coloured marble that have been quarried from the different villages in the region

EXTERIOR The garden has been split into the following different areas; Terrace - Steps from the kitchen lead down onto the garden terrace with table and chairs Laundry room - The old laundry room is accessible from the outside and is now used as a pellet storage silo for the new heating system. (up to 5 tons). Small courtyard - At the side of the Lavoir, a gate leads into a small courtyard where there is access to the fosse septic. Garden sheds – There are two large garden sheds – one used as a workshop and the other to store all garden equipment etc. Vegetable garden Stream - A little stream runs through the rear of the garden Tiered terraces - Stone steps lead up the rear of the garden to two little terrace areas. Gloriettes – There are two lovely ornate structures in the garden – one is used as an aviary for 50 little parrots.

GRANGE A RENOVER (14m x 9 m) The owners have retained the grange (now a ruin) as this allows for an additional building to be built on the land. Beneath the grass floor, the original little pebble round stones are still present.

Pyrenees - Haute Garonne Ski Area

The department of Haute-Garonne borders onto Spain in the south and forms part of the French Midi-Pyrénées region and is surrounded by the departments of Hautes-Pyrénées, Gers, Tarn-et-Garonne, Tarn, Aude, Ariège and the Val d’Aran in Spain.

 

The Garonne river rises from across from the Spanish border, descending for some 500km down through the Pyrénées mountains, via Toulouse into the Atlantic ocean at Bordeaux, leaving in its wake, beautiful lakes, powerful rapid waters and challenging peaks to explore.

 

In the summer, the region offers an amazing choice of activities including rafting, potholing, paragliding , climbing, golf, fishing, horse-riding, gliding, adventure parks, fabulous hikes, mountain bike and of course many Tour de France climbs for cyclists and bikers. Visitors are always amazed at the choice of activities, tourist attractions and friendly welcome on offer here right in the centre of the Pyrenees.

 

The proximity to Spain is a lovely extra little touch with the opportunity to experience two different cultures and sample the local tapas, sangria and rioja wine.

 

Toulouse is the main, international airport for the region, with daily flights to the UK and other European and long-haul destinations and Tarbes/Lourdes airport offers access in under an hour.

 

Motorway access to the villages is easy with routes from Bordeaux, Paris, Lyon and Marseille and you can also cruise overnight via ferry to Santander and Bilbao in Spain.

 

There is a choice of excellent ski resorts in the area catering for all abilities, including; Luchon Superbagneres (the second ski resort to open in France after Chamonix) with its excellent après-ski facilities. Imagine relaxing after a day’s skiing in the thermal spa, having a massage before enjoying a lovely meal with friends or even an English film at the little cinema in the centre of town! In 1854 Luchon received the title of "Queen of the Pyrenees" and it is easy to see why with its beautiful boulevard and impressive villas, spa, casino and mansions.

 

The resort of Le Mourtis is really geared towards families, looking for the facilities and activities that ensure their children are happy and entertained. Situated just 10km from St Beat, an historical Pyrenean village famous for its marble an just 5 minutes to the border of Spain.

Le Mourtis Ski Resort

Situated above Saint Beat, at the start of the Val d’Aran and only 1h 30 minutes from Toulouse, Le Mourtis is a family friendly ski resort. Located in the heart of a magnificent forest that is home to brown bears, deer and other small animals.

 

Le Mourtis has 23 km of pistes including 8 green, 5 blue, 5 red and 2 black runs ranging between 1380 m and 1816 m altitude. There are 13 lifts including 2 chair lifts and 2 rope tows, 2 ski schools (ESF and ESI) and a new snow park..

 

As a family friendly ski resort, children are well catered for at Le Mourtis. The nursery welcomes little ones and has a playroom, video and dormitory. Older children have their own club play space including 2 toboggan runs, 2 snow gardens, 4 lifts and the possibility of ski lessons.

 

In addition to downhill skiing, Le Mourtis also has 15 km of marked trails in the woods for cross-country skiing and 45 km of forest trails for snow shoeing . Mountain guides are available to take you on these trails if you wish. The resort also offers dog sleighing on a 5 km circuit.
