Property Description

This large house, apartment and studio is situated in the centre of a lovely village in the Haute Pyrenees. In need of refurbishment, this will make a fabulous home, bed and breakfast, second home and/or rental property – there is so much potential. Easy access to supermarkets, shops, services, pretty historical towns and villages just 5 km to the motorway, 7km to the local train station and just over an hour to Toulouse International Airport.

Ski Information:

• 30 minute drive to Le Mourtis Ski Resort (27 km)

• 30 minute drive to Superbagneres Ski Resort (30 km)

• Apartment and studio (to be renovated)

• Garage

• Workshop

This lovely village centre property has already had some renovation work undertaken. Situated right in the heart of the village, with views of the mountains and the market on Fridays the house oozes potential.

As you enter through the lovely main door you will find:

• two rooms, both with a fireplace and wooden floor and situated on either side of the vestibule

• a WC with wash basin

This floor was originally an old paramedical office. The corridor from this area takes you to a lovely wooden staircase that leads up to the first floor and there is a double glazed door that opens out into the garden at the rear of the property.

The hallway opens into each of the rooms on this floor as follows:

• Large living area with tiled floor, two double glazed windows and patio doors that open on to the balcony overlooking the road below and the market square to the right. This room has a half dividing wall portioning off the previous kitchen area.

• Two double bedrooms with tiled floors.

• Shower room with tiled floor, shower cubicle, WC, bidet and wash basin.

• Laundry room with tiled floor

The beautiful wooden staircase continues up to the attic floor and opens out into a lovely hallway with wooden floors.

From the beautiful hallway, this floor has the following accommodation:

• Large bedroom with wooden floor, balcony overlooking the village, double glazed door to the balcony and original ceiling beam.

• Second double bedroom with double glazed Velux window, original beam and wooden floor.

• Third box room that could be changed into either a shower room or dressing room.

The little studio is in need of full renovation. It would be possible to open a door up back into the house to provide additional accommodation if required. A lovely old door opens from the garden into the studio where you will find the following accommodation:

• Living room with a kitchen area

• Good sized bathroom

• Storage/dressing room.

The apartment is accessed via a door from the road side of the property. The apartment has the following:

• Living room with kitchen area

• Large double bedroom with two double glazed windows – one looking out to the road and the other the garden and mountains in the distance.

• Large shower room with shower, toilet, wash basin with built in cupboards

• Tiled floor and double glazed doors.

All three properties have their own electricity meter making it very easy to rent either/or the studio or apartment.

There is an outbuilding in the garden with three individual spaces. One has been used a garage and other two as workshop and storage areas. A half garden shed is situated in the garden.

The little garden is small but could be made to look extremely pretty. There are gates leading into the drive in the garden area. This area is used by the owners of the house plus their neighbour who has a right of way to traverse the fields etc.

Pyrenees - Haute Garonne Ski Area

The department of Haute-Garonne borders onto Spain in the south and forms part of the French Midi-Pyrénées region and is surrounded by the departments of Hautes-Pyrénées, Gers, Tarn-et-Garonne, Tarn, Aude, Ariège and the Val d’Aran in Spain.

The Garonne river rises from across from the Spanish border, descending for some 500km down through the Pyrénées mountains, via Toulouse into the Atlantic ocean at Bordeaux, leaving in its wake, beautiful lakes, powerful rapid waters and challenging peaks to explore.

In the summer, the region offers an amazing choice of activities including rafting, potholing, paragliding , climbing, golf, fishing, horse-riding, gliding, adventure parks, fabulous hikes, mountain bike and of course many Tour de France climbs for cyclists and bikers. Visitors are always amazed at the choice of activities, tourist attractions and friendly welcome on offer here right in the centre of the Pyrenees.

The proximity to Spain is a lovely extra little touch with the opportunity to experience two different cultures and sample the local tapas, sangria and rioja wine.

Toulouse is the main, international airport for the region, with daily flights to the UK and other European and long-haul destinations and Tarbes/Lourdes airport offers access in under an hour.

Motorway access to the villages is easy with routes from Bordeaux, Paris, Lyon and Marseille and you can also cruise overnight via ferry to Santander and Bilbao in Spain.

There is a choice of excellent ski resorts in the area catering for all abilities, including; Luchon Superbagneres (the second ski resort to open in France after Chamonix) with its excellent après-ski facilities. Imagine relaxing after a day’s skiing in the thermal spa, having a massage before enjoying a lovely meal with friends or even an English film at the little cinema in the centre of town! In 1854 Luchon received the title of "Queen of the Pyrenees" and it is easy to see why with its beautiful boulevard and impressive villas, spa, casino and mansions.

The resort of Le Mourtis is really geared towards families, looking for the facilities and activities that ensure their children are happy and entertained. Situated just 10km from St Beat, an historical Pyrenean village famous for its marble an just 5 minutes to the border of Spain.

If you’re a more advanced skier or snow-border, you will enjoy the resort of Peyragudes with its Vallee Blanche and fabulous snow record. You can drive to the resort or take advantage of the free bus from the centre of Luchon.

Bourg d’Oeuil is a charming small village nestling at the bottom of the Oueil valley and is the starting point for a variety of hiking trails. In Winter the village is a favourite for those looking to alpine ski and participate in snowshoeing.

And whilst here, why not sample skiing in Baqueira/Beret in Spain – a favourite with the Spanish Royal family.
