• 25 minute drive to Peyragudes Ski Resort (15 km)
• Ski hire and equipment shops
• Outside ice skating rink
• Thermal Spa
The hotel is located on a quiet avenue, in the heart of Bagneres de Luchon. The entrance to the hotel has been renovated and there is a magnificent lobby with a reception desk, comfortable sofas and chairs for guests. Breakfast is served “buffet style” in a lovely room with stone walls, a small bar and a storage room. The beautifully decorated wine bar is in harmony with the mountain “chalet style” decor. It is open on Friday and Saturday and every day during the winter holidays. This room has the potential for a multitude of income generating uses including meetings, small parties, wine tasting evenings etc. Behind the wine bar is a small equipped area to prepare dishes with the local produce on offer. On the ground floor there is also a large laundry room.
From the lovely reception area, a corridor leads to a small elevator and a staircase that leads to the basement and upper floors where you will find a mixture of standard and comfort rooms. There are double, triple and quadruple rooms offering guests a choice of accommodation according to their budget and requirements. The basement is divided into different zones:
• Public toilets for customers
• Ski lockers
• Boiler room
• Access to the elevator machinery
• Several small rooms and areas that could be used for storage
You can take the life or climb the stairs to the first floor. Halfway up the stairs is a door leading to a north facing terrace, mainly used by customers during the spring, summer and autumn months. There is adequate space for guest tables, chairs and sun loungers. This could be a lovely place to relax and have a drink and nibbles from the wine bar. There are 8 double and quadruple bedrooms on the first floor, all with private shower rooms. There is a small room in the corridor with a WC - this could easily be transformed into a storage closet or similar – ideal for bed linen and cleaning equipment for this floor.
The rooms on this floor are the same as those on the first floor. It would be possible to change some rooms into a family room and an apartment to give a guest more options in terms of choice of accommodation. The bathroom in room 17 has a bath rather than a shower.
There are 7 bedrooms on this floor, a mixture of double, triple and quadruple accommodation.
FOURTH FLOOR (ATTIC)
This floor has the owner accommodation. This three-bedroom apartment has been beautifully renovated and is approximately 83 square meters. The main living area has a contemporary fully equipped kitchen, breakfast bar, sitting area and a large dining area. There are three good sized bedrooms, a separate toilet and a beautiful modern bathroom with a large corner bath and large modern wash basin. Please note that the furniture in the apartment is not included in the sale.
FONDS DE COMMERCE
The "fonds de commerce" for the hotel and wine bar includes:
• The client file
• The furniture, decor and accessories, dishes (breakfast room and wine bar), LED screens in all the bedrooms
• Bed linen
• Support "set period of time"
• Washing machine and tumble dryer
A complete inventory will be provided for the compromise de vente. The content of the private apartment and 4 wooden high bar stools in the wine bar are not included in the sale.
The Licence IV is also included in the price of the hotel. This license gives permission to sell alcoholic beverages and liqueurs. Anyone wishing to open an establishment selling alcohol groups 4 and 5 (alcoholic beverages and liqueurs) must obtain a License IV. This license also allows you to sell alcohol (Groups 1, 2 and 3). The License can be used throughout the Haute Garonne region.
This is a lovely hotel with a super wine bar which is centrally located with easy access to all the different activities and attractions in the area. Only 10 km from the border of Spain and the Val d’ Aran, a great bonus offering clients the opportunity to sample both countries whilst on holiday. Bagnères-de-Luchon is easy for guests to access by road, public transport and by air. Toulouse Airport is only 1h30 away and Tarbes/Lourdes Airport is just over one hour. The front of the hotel faces south and has lovely mountain views. Over the past few years, the owners have undertaken the following improvements to the hotel:
• Fire alarm installed in 2010
• Condensing boiler installed in 2013 (city gas)
• Ensured the standards of the lift in April 2014
• Renovation of the Hotel facade in 2012
• Replacement of windows and the south side entry doors (Aluminium) in 2012
• Replacement of the apartment windows in 2012
• Creation of the wine bar in 2011
There are a small number of bedrooms that could benefit from further renovation. The owners suggest that these should be changed into suites (similar to an apart/hotel) with little kitchens as this would increase the length of time guests stay and thereby income. It is essential to visit and view the interior of this beautiful building to fully appreciate the potential and accommodation on offer. It is an interesting property because as well as the walls the owner is offering the fonds de commerce and the Licence IV as part of the sale. Please note that the owners intend to retain the registered SCI and SARL. More photos are available upon request.
Pyrenees - Haute Garonne Ski Area
The department of Haute-Garonne borders onto Spain in the south and forms part of the French Midi-Pyrénées region and is surrounded by the departments of Hautes-Pyrénées, Gers, Tarn-et-Garonne, Tarn, Aude, Ariège and the Val d’Aran in Spain.
The Garonne river rises from across from the Spanish border, descending for some 500km down through the Pyrénées mountains, via Toulouse into the Atlantic ocean at Bordeaux, leaving in its wake, beautiful lakes, powerful rapid waters and challenging peaks to explore.
In the summer, the region offers an amazing choice of activities including rafting, potholing, paragliding , climbing, golf, fishing, horse-riding, gliding, adventure parks, fabulous hikes, mountain bike and of course many Tour de France climbs for cyclists and bikers. Visitors are always amazed at the choice of activities, tourist attractions and friendly welcome on offer here right in the centre of the Pyrenees.
The proximity to Spain is a lovely extra little touch with the opportunity to experience two different cultures and sample the local tapas, sangria and rioja wine.
Toulouse is the main, international airport for the region, with daily flights to the UK and other European and long-haul destinations and Tarbes/Lourdes airport offers access in under an hour.
Motorway access to the villages is easy with routes from Bordeaux, Paris, Lyon and Marseille and you can also cruise overnight via ferry to Santander and Bilbao in Spain.
There is a choice of excellent ski resorts in the area catering for all abilities, including; Luchon Superbagneres (the second ski resort to open in France after Chamonix) with its excellent après-ski facilities. Imagine relaxing after a day’s skiing in the thermal spa, having a massage before enjoying a lovely meal with friends or even an English film at the little cinema in the centre of town! In 1854 Luchon received the title of "Queen of the Pyrenees" and it is easy to see why with its beautiful boulevard and impressive villas, spa, casino and mansions.
The resort of Le Mourtis is really geared towards families, looking for the facilities and activities that ensure their children are happy and entertained. Situated just 10km from St Beat, an historical Pyrenean village famous for its marble an just 5 minutes to the border of Spain.
If you’re a more advanced skier or snow-border, you will enjoy the resort of Peyragudes with its Vallee Blanche and fabulous snow record. You can drive to the resort or take advantage of the free bus from the centre of Luchon.
Bourg d’Oeuil is a charming small village nestling at the bottom of the Oueil valley and is the starting point for a variety of hiking trails. In Winter the village is a favourite for those looking to alpine ski and participate in snowshoeing.
And whilst here, why not sample skiing in Baqueira/Beret in Spain – a favourite with the Spanish Royal family.
