Property Description

Furnished 4 bedroom off-plan apartment of 82.99sqm, right next to the piste, with parking and cellar included. North-facing on the 4th floor with stunning mountain views, there are also quality communal facilities including a large swimming pool and spa area. Good rental returns and possibility to use throughout the year.

A brand new collection (to be completed in December 2015) of ski-in/ski-out 4* quality properties in Les Menuires. Given the high demand for such quality accommodation within the 3 Valleys, these properties are available with up to 5% rental yields (leaseback scheme) – the highest returns currently available in the French Alps.

The area of the development is located in one of the best locations in the entire resort. Set within one of the more traditional areas of Les Menuires – away from some of hustle and bustle of the central resort, La Coeur des Loges is still excellently positioned right next to the piste, and very close to a bus stop, supermarket, bakery and ski pass office.

The individual chalet-style apartments will be finished with a modern décor and using many traditional, local materials.

Sizes of apartments range from one bedroom (T2) up to 4 bedroom (T5) and the rental potential depends on size, outlook etc. As the freehold owner of your property you can use it when you like during the winter and summer seasons, depending on the ownership formula you have opted for. The rest of the time, you entrust its management to the operator of the residence who lets it out and pays you your rent.

The properties at Le Coeur des Loges will be managed by MMV, one of the most experienced rental management companies in the Alps, who also provide additional incentives, such as discounted rates across their portfolio of over 20 destinations in France and heavily discounted inter-season rates to your leaseback property.

Please contact your local Leggett agent for available apartments and associated floor sizes, prices etc.

The Les Menuires-Saint Martin resort is centrally-placed within the vast ski area of "Les Trois Vallees", with excellent lifts meaning you can be skiing in Meribel, Courchevel or Val Thorens within minutes and is easily reached by plane (Geneva - 2.5 hours away, Lyon - 2.5 hours away or Chambery - 1.5 hours away), train (into Moutiers - 45 minutes away) or car.

Three Valleys Ski Area

A beautiful place all year with highly defined seasons and quiet and tranquil out of the ski season when the crowds have gone home, and then suddenly once again each winter the mountains of the Three Valleys come alive with people enjoying this vast ski area..... the largest linked skiing in the world.

The Three Valleys ski domain provides more than 600km of runs and probably the same again off-piste. In fact it should now be called the Four Valleys with the link into Orelle (Maurienne Valley) which can be accessed by ski from Val Thorens. This has also opened up some extraordinary off-piste runs. The Three Valleys provides direct links between the ski resorts of St Martin de Belleville, Les Menuires, Val Thorens, Méribel, Mottaret, La Tania, Brides les Bains and the four Courchevel resorts, la Praz, 1550, 1650 and the world famous 1850 – and now Orelle, in the fourth valley - all under one ski pass offering on-piste skiing from 1300m all the way up to 3200m. As these figures show the Three Valleys ski area offers huge altitude differences favouring long run skiing.

It has an ultra efficient, state of the art ski lift system, quality piste preparation and a dense artificial snow making system (1920 snow cannons) complementing the excellent natural snow cover. However, if you are not a fan of downhill skiing or like some variety during your stay then you can also roam the domain at your leisure on foot, hiking along the marked trails, or using the pedestrian ski lift passes. Many trails have been created especially to enjoy the increasingly popular snowshoeing sport and to discover the valleys from a new perspective: flora, wildlife, monuments, and spectacular scenery. There are also many cross-country skiing tracks that are prepared and maintained each day. These allow you to take in the breathtaking scenery and provide the opportunity to appreciate the beauty of the mountains away from the pistes.

An interesting and wonderful area all year round, there is much more here than the snow sports.

Les Menuires Ski Resort

Les Menuires is a superb ski base for ski and board lovers of all levels and tastes. For a long time it was known as the bargain basement of the Three Valleys and there’s nothing wrong with that. Well nothing except the buildings thrown up to house the staff for the winter Olympics were all concrete blocks and felt ugly when compared to little wood and stone chalets. This created a reluctance to buy here by anyone looking for something more than just a ski base.

Increasingly however, with lovely new chalets and developments going that are good quality and in the Savoyard stone and wood style, more people are looking here as a good place to find a well priced ski property - and with the 600kms of the Three Valley pistes accessed from your doorstep that has to make sense.

Its big selling point has always been its superb location for skiers. Situated at 1800 with Val Thorens, the highest ski resort in Europe just up the valley, and linking directly into the skiing of the Meribel, Courchevel and Orelle valleys. The Belleville valley in its own right out classes most ski resorts both on marked pistes available to ski and the incredible network of lifts and mountain restaurants. Because of its great skiing and sensibly priced activities it has become a popular resort for those buying to rent as the ski rental business here has proved to be very strong and consistent. Due to this in 2008/09 when other resorts were losing money due to the crunch Les Menuires actually increased its visitors.

There is a lot of ski in / ski out property from which all areas of the Three Valleys are easily accessed, and don’t forget its local slopes are some of the best for good skiers: challenging, usually with good snow, and rarely used by visitors from the other valleys especially La Masse a wonderful area that allows access to some great slopes as well as stunning off-piste runs. That said there is something for every level of skier and non-skiers are not left out with many activities both exiting and relaxing available.

The long term investment by the council to improve and upgrade the resort plus a decent range of shops, restaurants, bars and a good quality gym and spa makes this resort worth a look for the keen skier who likes to get value for money.
